Potomac Shores in Dumfires, Virginia sits on the 2,000 acre Cherry Hill Peninsula is quickly becoming home to hundreds of home owners and for good reason. when complete the community will be home 3800 homes and will have 800 acres of green space reserved.

I have been writing about this community for over two years now and I am just amazed at the growth of the community. Everything Sun Cal the developer has promised has so far come true. It took courage for buyers to buy in a community that was just starting on a promise of things to come. As I speak to homeowners who now call Potomac Shores home from the beginning they are very please to see the amenities becoming reality.

Buyers today have the advantage of driving past the several amenities that earlier buyers only were told would come in the future. These original buyers were able to secure their pick of home sites and a lower price than toady's buyer. The early buyers had choices of floor plans that are no longer offered so as the resale homes come on the market they will be something different than the builder offers  now in many cases.

Presently there are two resale homes in Potomac Shores for sale. We have been given the opportunity to be the listing agents on one of them. Both homeowners received transfer orders and thought they would live in the community for much longer. We also are hearing of others that will be moving in the future due to transfers. As these resale homes come on the market  they  offer peaceable occupancy since the construction is completed around them. In my opinion that has real value in a new home community along with having some custom painting  done and window treatments in place a resale can be a terrific option for some buyers.Click here to learn more 

The builders also sometimes have Immediate Delivery Homes available and these can also be a great value over building for buyers right now NV Homes has two one has six bedrooms including  main level in law suite. May 2016 -Update

As you enter Potomac Shores Main entrance you will  see the newest neighborhood called  The Crossing on the left.  The new model homes are under construction for completion this summer and sales have been brisk in this section. The community is set up by Neighborhood Districts. The Crossing will feature both NV Homes and Ryan Homes and is selling now. I must say the lots are beautiful with many backing to either the golf course or the tree lined boulevard with a large berm between the homes and the street.

The Crossing- Now selling expect to spend  a minimum of $525,000+with Ryan Homes and $630,000+ for the NV homes.( See turquoise arrow below on map below)

The Pointe - is now SOLD OUT ( This is the party street!)my partner/sister lives here and loves it.

The Cove- is nearing completion if you are looking for a good value the final lots here are a good bet with the added benefit of less construction around you.

The Shores - The main level living street only has a few home sites remain as I write this. I expect this section to be sold out by early summer.

The Overlook -NV Homes is almost sold out they do have two Immediate deliveries available and NV Homes will have lots backing to the Golf Course in The Crossing is we hurry!

Ground Work has started near the  Potomac Shores Golf Club for future luxury town homes that will be sitting on a bluff within walking distance to the Town Center, Golf Club, Virginia Railway Express station and the recreation barns that will include a state of the art gym! To say these will be hot sellers is an understatement no matter what builder or type of product they build. There is not another community in all of Northern Virginia that comes close to this style of convenient  living Contact me here if you would like to be the first to know more details as they come available. I visit the community often and have noticed clearing down past John Paul which will be the future Southern Neighborhoods at this time no one knows for sure what will be built there. Based on the site plan that looks to be the clearing for the new middle school and Southern district neighborhoods. Time will tell and depending on sales pace in The Crossing I am willing to bet you will see a new neighborhood back there by late 2017. (The red arrow on the map)

The Potomac Shores  Amenities progress update

The ground breaking for the new elementary school was today  May 23rd and now the project is full speed ahead for opening September 2017. This will be Kindergarten  through 8th grade until the new middle school is completed in 2020. The schools are located on the right as you enter the community.

The community has ten miles of walking trails and down at the waterfront next to Tim's River Shore the new canoe and paddle boat  launch dock is being built for completion shortly.

Memorial Day if the weather allows will be a big day for neighbor's in the community as they get to get their first glimpse of the much anticipated  Recreation Barns called The Shores Club. If you do not know about the Shores Club the devloper Sun Cal  describes it  as a 13,000 sq foot Private Indoor and Outdoor social experience. This Potomac Shores Club Video is so worth watching if you are looking for a new place to call home! (Yellow arrow in picture above shows location of The Shores Club)

 

Above is only the beginning of what this community will be when completed. As the community progresses here is what you can expect in the future.

The Woods District which will be a single family home neighborhood my guess is back by John Paul.

TheRiverBluff  District  which will have an be home to urban style condos and town homes.

 The Tidewater District which will be home to a waterfront promenade,  small luxury  hotel, restaurants and boutiques style shops plus a  VRE station for homeowners to commute daily to DC daily.

The Waterfront District which will feature a 450 slip marina one of the largest in Virginia 

The Lake District that will be home to a corporate type business campus.
