Do Specific Schools Change Home Values?

I go to as many local school board meetings as I can. It helps me stay on top of potential changes that could hurt or help my clients.

At a recent school board meeting I was told (by the local school board representative in a neighborhood I work) that the particular school a home feeds does not effect the value of a home...only the school district has any value add or subtract.

I was puzzled by this statement...first....when i asked the official in question how he was able to render this expert opinion on real estate values (I asked if he was an agent as well as a board member) he said he tracks home values.

As agents know all too well...a specific school can effect values in a significant way...as well as time on market. I would argue...even crime rates.

We have many sources that rate schools online...and many parents choose a specific neighborhood simply because of a school (or group of schools).

I understand a school board member telling potential buyers (who will of course pay taxes to the school district) that this has no effect...but in realty the school district should focus it's energy on raising the level of all its schools to that of the high demand schools.

I truly see no point is telling a resident or potential resident a lie...I also understand the potential overcrowding issues with schools that have great ratings (in school districts with open enrollment) but...again...lets raise the level of the average to poor schools...not try to mask the issues!

We are very lucky here in Brevard County, FL to have one of the finest (if not the finest) school districts in Florida. We have a highly educated work force that demands quality schools. With that said, as a buyer I strongly suggest you do your research. The best individual schools will not only assure your kids the opportunity to get a great education, it will also enhance your home value investment.

It is certainly beneficial for house value to have a good school neigh-by. Families are willing to pay more for a home to get into a well-rated public school. They see themselves saving $10,000 to $40,000 year in private-school tuition.

As you know, schools in Colorado play a big decision factor for many home shoppers.  I have had people search the school's performance down to the grade ratings.  It is a big deal for many buyer with children and can affect the home value substantially.

Jeffrey- I have to commend you for attending the Board Meetings to be current on changes and the direction that the district is heading.  You can bet that buyers will research the school districts among other items.  Even buyers without school age children will because they may be interested in resale value.

Jeffrey, in my area it does.  I have many people say they don't want a certain town because of the schools rep.

Hi Jeffrey,  just that fact that you go to the school board meetings puts you ahead of the pack for your clients.  I agree, that the board should strive to raise standards in all schools for all of our kids.- That way, everyone "wins"
