Curb appeal is the appearance of your home from the outside before buyers enter the home. Landscaping, flowers walkway exterior of the home , anything that would appeal to a buyer or family before entering the the home or repel them from it. Buyers always take one negative aspect that they see and think there will be many more if one turns them off. As an example: If a home has tons of overgrowns shrubs and trees and you can barely see the outside of the home, buyers will be turned off before they even enter the home if they do. The appearance of the exterior gets them into the home. If it is well taken care of from the outside, they will think the interior is the same. We know as agents, this may or may not be the case. First impression on a first date and when selling your home is extremely important in 2016 and always will be.

Buyers want to know that the home shows well on the inside(is in good shape) so the outside or exterior view is their first impression to what buyers see of your home. Therefore it must show well from the outside first to get the inside. Framingham Inventory now picking up in late Spring and early summer of 2016, this is even more importnat now that there is more competition between similiar houses. In the Winter, buyers would come and see your home because of lack of inventory. Buyers still have to make very quick decisions and tell their agents to write up an offer when they see a home they love.

By trimming the trees and giving the exterior of the home a fresh coat of paint is as important as keeping the interior of the home decluttered and the hardwoods refinished to get the result and maximum sales price you are looking for.

You need to put your best foot forward to sell your Framngham home for top dollar and to sell it fast. Rememeber, if you don't your home will be a reason all the homes in that same price range sell before yours. The longer your home sits on the market, the more money you will lose. If your home is able to sell the first 4-6 weeks you will profit the most from your equity position. The first month it is introduced to the market, you will really benefit the most from the sale.  Curb appeal does really matter when selling your Framingham Ma home in 2016. It is important to impress the buyers that come in  but also the brokers if you are having a broker open house. because they are your selling weapon because we have most of the buyers looking to buy a home in the Framingham and Metrowest area. If your home is in tough shape, even from the exterior, they will report the news back to their buyer to go see the next home in Framingham and that is not what you want as a Framingham seller.
