I have been living in Las Vegas for the past 20 years and I am knowledgeable of every community, every development and every High rises that have been proposed, cancelled or build in Las Vegas. I would love to get some out of State view from agents or lender on how they see Las Vegas Future or what they have been advising their client on purchasing in Las Vegas. In this market there are still multiple offers on short sales and foreclosures not to mention the prices are all time low. I have been working with my client for the past 4 months and every house that he likes and we put an offer on is either a short sale with multiple offers or a foreclosure with multiple offers. It has been devastating in some area more that the others and quite honestly I do not understand why when the house goes on the first notice of defaults owners don't ask for help from realtors!! LAS VEGAS housing is still very strong. We have foreign investors who are here with big pocket, I mean big pocket from England, Ireland, Australia, India and Canada. Most of our foreclosures in LAS VEGAS get purchased by these big pockets before it even hits the market. As far as our HIGH RISES IN LAS VEGAS!!Yes there are hard to believe deals that you could make immediate equity in there but deals are usually goes to the agents that have and build that relationship with developers (like me) and have the inventory of ready buyers. To end our chat for today I have to say I still could make money for your client I know how to make a deal and I have accesses to a lot of inventory that is not open to public yet, as a VIP agent for a lot of HIGH RISE PROGECT IN LAS VEGAS I have access to the best possible inventories.
