"ActiveRain Home Tours Video Contest 2008!"

As a licensed real estate professional in a large military community (Kitsap County WA), many of my clients are active-duty personnel being transferred to our area from out of State.Lights, Camera, Action

It's difficult starting the home shopping process remotely. Many of the listings in our MLS have photo galleries that leave much to be desired. And most agents rarely upload anything more sophisticated, like slide shows or virtual tours.

So in the past, I've done my own slide show presentation. I'll run out to the subject property with my handy Canon SureShot 7.2M Pixel Digital and take a boatload of quality photos to my heart's content. Later, I'll format them using Slide.com, and copy the HTML code to a page on my website. My out of State client can then access my website, and view the presentation.

That was then. This is NOW

This isn't your Father's real estate anymore. Today's consumer is much more computer literate and tech savvy then ever before. They demand interactivity. They want to experience multimedia tools and resources. As much as possible, we need to offer them the ability to effectively 'walk thru' the prospective home from hundreds of miles away. Or even from just down the street....

The ActiveRain Home Tours Video Contest

Here's the scenario:  You have a cash Buyer from out of State that is pressed for time. They've narrowed their choices down to 2 homes, but unfortunately, they don't have the luxury of coming out to preview any properties. They are trusting your instincts and abilities in helping them to make a decision 'sight unseen.'

 

Your Challenge:    You have to create video presentations for 2 properties.

 

Details:    Each video must be a minimum of 3 minutes in length.

              All entries shall be received no later than Midnight PST on Sunday, May 25th.

              Entries cannot have been previously published.

              Winners will be announced Tuesday, May 27th.                       

              Members can only submit one (1) entry (2 videos).

              Be as creative as you wish, using as many elements as possible.
 

Judging:   All judging will be provided by ActiveRain Staff. Entries will be graded on:

    1)  Overall Visual Aesthetics

    2)  Content - highlighting the features of the home and neighborhood.

    3)  Degree of Technical Difficulty - the more elements your add, the higher your scoring.

 

Prizes:      1st Place - A professionally produced high-quality Profile Video from Turn Here, Inc.

Connect and engage viewers with an authentic video that compels them to take action!"

              2nd Place - One year subscription to ActiveRain Mixpo Video Editing Suite

              3rd Place - 5000 points

How to enter the contest

  1. Create a blog post with your videos embedded into the post
  2. Tag the post with: ActiveRain Home Tours Video Contest 2008
  3. Publish your entry and place a link to your post in the comments section of this article.

Karen - A KW agent who is intimidated? I'm shocked! Don't be! Jump on in and give it a shot!

Steph - there are no requirements as far as it being your listing, or having to be an active listing. But obviously, why not kill two birds with the same video camera? If the listings are not yours, make sure to get permission from the Listing Agent & Sellers (duh!)

I feel like a wet blanket - I love new toys and marketing tools.  However, in our current market the videos, the awesome staging and the customized yard signs do not sell homes.  I don't care how high quality the video is, if your home is listed $10,000 higher than the same one down the street in a better location the the buyer will not pick yours because of the video.  It is still all about price, location and condition. 

This might get more people inside, it might impress your seller and it will certainly impress potential sellers during a listing presentation.  There is not a magic bullet in this market.

I think our looong, cold Chicago winter has finally gotten to me...

This will be a great contest.  I like how it will be judged on "highlighting the features of the home and neighborhood".  This is often missed- the neighborhood, but such a key part of a real estate buyer's purchasing decision.  The wrong neighborhood can be a deal breaker, the right neighborhood can be a deal sealer, even if the house is missing some "key ingredients" for a real estate buyer.

If we were employees and assigned this task, we would ask how you would like it composed , the deadline and if there are any other instructions.

Since we are not employees but independent contractors, we must now consider the time vrs reward and if we have the time or if we want to compete in the creative world with all the techi's. And most often we will come up with all the arguments and excuses  first which when entered into the subconscious , puts us then in the category of "let's see what others do first".

I am brand new flip video user and the flip doesn't do quality suitable for a contest , much less one of my listings. Do I want to go and buy another new video camera to force me to begin to use video as a marketing tool ( not to mention being invited to enter a contest). I will consider it. Then again, that is a not a promise for anything other than to consider it.

Thanks for thinking of us to get us off the dime when it comes to including video use in our blogging and marketing efforts.

Cool idea for getting involved with video. Have already started using it for listings and community profiles, but now there is an incentive to do more. We'll see if there is sufficient time. Business keeps calling. :)

This doesn't have to be a tour of your listing...........

If I didn't have a camera I felt was high quality enough (although I would debate the merits of how high quality the flip is, I feel it is pretty darn good) for a listing tour.......consider doing a tour as if you were only going to show the video to one buyer. They are coming in from out of town (or better yet, buying site unseen.....that's happens occasionally) and you are trying to give them the truest representation of the home before they ever see it.

Maybe you have a client like that right now. Maybe any of you have a client like that right now. Someone kind of on the fence, not really sure, blah blah blah.......well instead of sending them that listing email next week, what if two video tours of homes that match what they are looking for showed up in their inbox? You think that would peak their interest? If I was that consumer, I would think to myself...."hmmm, this guy/gal really went the extra mile"

Wow. This is going to be a tough one. That's a LOT of work. I do have 2 new listings that I filmed, but haven't edited yet. But I don't think either one of them is "pretty" enough. So I'll probably have to start from scratch, using a borrowed listing.

It's nice to see the AR Team keep video in the forefront, but I'd also like to see a series of posts about what really goes into producing a quality video. We've had plenty about how to write a post (layout, formatting, topics, finding your voice, etc.) Now it would be great to have a little guidance in video. After all, we're real estate agents first, moviemakers somewhere further down the line.

I'm anxious to see what people do.  It sounds like some of the buyers from a few years ago that are now complaining because they overpaid for a house that they bought sight unseen.  Kind of funny actually.

WOW! What a timely challenge. I think it's definately a good one at that. Someone from Chicago mentioned that it won't work because price is always a deal breaker along with condition, and location. LET'S NOT FORGET ABOUT EXPOSURE.... which plays an equal role with all of the above. I think location is important, however; from my experience condition, exposure and price are always the top deal makers or breakers because a house may not be in the exact location (e.g. a particular street, or 5 minutes from your job), it may be about a 15-20 minutes radius outside your preferred driving time, but most people don't mind being a few streets or zip code over if the condition and price are right. Also, exposure is a key element when it comes to listings because the more exposure a listing gets, the more likely it is to sell if everything else is equally weighted.

This is definately an awesome challenge to have your listings exposed! HMMMMMmmmm  I'm thinking, should I or should I not?????????  Intimidation plays a small factor for me (but it is a factor regardless; it's the time that will consume me and probaly having to do it over and over again until it's perfect because I've never done this before. Guess we'll see what happens. It would give me a reason to finally read the manual for my sony digicam/recorder that I've had for 4yrs!!!!!!!!

Bob...I love it but I still do not know how to edit videos. All mine are unedited...I know you can probably tell but until I figure how to edit that's all I can do.

It has to be one video...right and not a few little ones???

 Just my thoughts but...I think you would see a lot more quality entries if you only required 1 video.  I am more interested in seeing people really bring their A games and put their creative thinking caps on for a good video, not dilute it down to be able to make 2 videos.

Sounds interesting... can't wait to see what folks post.  Great videos take a good amount of time to produce. (I've composed music for commercials, and good custom music alone - 29.5 seconds to be exact - can take several days to produce.)

This is a great idea for a contest.  Videos happen to be the topic of this weeks Technology Toolkit Training, as well.
