Month of May 2016 – Unit volume of 45 sales exceeds prior year’s volume of 35 sales, by 17.1%. Average sale price was up 4.1%, but median sale price was down 7.4%. It is unusual to see this kind of divergence in pricing. The mix of homes sold is the answer, with the under $252k segment making up half of all sales. This is punctuated by the least expensive home sales price in excess of $200k, a 20% increase over one year ago. Looking ahead to June 2016, there are 59 re-sale homes currently contingent or under contract/pending compared to last year’s 45 sales in June 2015. Normally I would predict sales well in excess of last year, however, we are seeing a trend of longer closing times making this less certain.
May YTD 2016 – Strong sales for the month helped push unit volume up to 168 homes sold, a 4.3% increase over last year’s totals. Average sale price was up 2.4% and median sale price was down 2.9%. On a cost per square foot basis average and median sales prices were up 2.0 and 3.5% respectively. See 13 month rolling total report for details. Please remember, there is a custom home sale in April 2016 that will distort the average home sale price until it is cleared from the sales totals.
