Staging is all about Marketing your home. We want your home to appeal to the type of Buyer that fits your category.
So, step outside and look at the houses around you and who is living in them.
Is your neighborhood full of young families, first time home buyers, empty nesters, seniors? This is a vital piece of information you can give your Stager and Realtor.
I have a client whose elderly father is selling his home. The Realtor is concerned that the home may look like it belongs to a senior citizen. When I do the consult I will be asking about the neighborhood.
Who should the house be 'talking' to?
It is located near a seniors facility but it is also near community center.
Dad's taste may be perfect for the age group. However, then I will have to look at which sex it is talking to. Is it saying I'm perfect for a single man and need that feminine touch?
Or will it indeed be talking to too old a group. Will I need to bring that touch of 'child' to up the appeal to a younger couple?
So much of the house hunting process is visual. It starts on line with the MLS photos. Will those photos get your house on the Buyer's short list of houses to visit? Then from the moment the Buyers arrive that visual conversation begins.
Those subliminal messages need to be positive. The Buyer needs to be able to see themselves living in your home.
- Home office?
- Kitchen?
- Play area for children?
- A dining area for entertaining?
- Room for my TV and sofa?
- Bathrooms in good shape?
- Bedroom for each of us?
- Patio area?
Every feature of the house needs to be addressed.
Taking aim at the correct Buyer leads to a successful sale.
