I think there is a lot of advice given on the How To that worked for many in years past, and that was one.. It was prior to the consumer being able to research everything on line prior to contacting a Realtor. We need to remember that the caller is often more familiar with a property than we may be,, and they are looking to find someone they feel comfortable with and trust.
One of my favorite things I share with a potential buyer is," I want you to smile and look forward to answering your phone when you see me calling.." I firmly believe life is too short to work with someone you dont want to be with...

Early in my real estate career, I remember being told, when on 'floor duty', not to give out any information such as the price, the number of bedrooms, or the address.
You waited until you got their information including their name, phone number, how much they made, how much they owed... etc.
That was before caller ID.
Do they still have floor duty? Do they still teach this?
From the beginning, I did not follow the rules. I gave out the requested information and I still do.
When calls came in, I would actually say I am not going to ask for your name and number but I will answer your questions. As soon as I would make that statement, almost everyone wanted to work with me.
That was the way I did floor duty The Rome Way.
