A few GOOD reasons to hire an experienced listing agent.
How many caution words can you see in the following paragraphs? I have highlighted the ones I found while reading through the FSBO's description of a property for sale:
Beautiful Five Star Energy Rated ______ Built Home. Ideal home for retirement, second home, rental, or young family. Beautiful Rear View Corner Lot Home. Oversized 2 Car Garage with lots of storage shelves...
The community is quiet, safe and beautifully landscaped and maintained. The pool and common area has been a great place for our children. The location is perfect, located within walking distance of multiple parks, just one block from...
- Familial status: A potential buyer looking to purchase that home may be retired, single, divorced or gay and may not have a young family.
- Crime Statistics: It would be quite a burden to ensure the neighborhood is safe from crime, traffic or other nuances. I wonder if the owner is willing to take over Neighborhood Watch program in the area after selling.
- People with Disabilities: An impaired person may be paralyzed or wheel chair bound and does not possess the ability to walk from one location to the other.
Real estate agents avoid using such words in their advertising and marketing efforts. For Sale by Owners are not held to the same stringent standards or beholden to real estate rules and regulations, so they pretty much write their descriptions freely.
Hiring an experienced real estate agent would be a great help to get the home sold with less chance of eliminating many potential buyers from purchasing a home and avoiding potential trouble ahead by doing so. Your thoughts?
