MESA COUNTY COLORADO REAL ESTATE MARKET UPDATE APRIL 2016
April 2016 sales volume came in just under 5% higher than March at a total volume of $87,281,243, a healthy increase from one high volume spring month to the next! The average residential sales price in April 2016 went down slightly to $230,076 and the April median price was up over $10,000 to $200,000. The year to date for April values are $228,322 for the average residential price and $195,000 for the median residential price.
April sales show a slight drop in cash sales from 35% to 31%. Still a strong investor market. We are also still seeing some fast and competitive movement in many of the price ranges. There are currently 970 active residential listings (up a bit from last month) here on the Western Slope and our MLS is showing that there are another 536 residential listings that are PENDING! We need move inventory so PLEASE think of me if it’s time to put your home on the market!
