5 Steps to Staging Your Home

Do you know how when you are at the department store and you are just spending the afternoon browsing the options? You are not shopping for any one item in particular. You are just enjoying the time, maybe away from the kids :). 

You stop because you see this pair of pants that look just perfect on the mannequin. They lay just perfectly. The color is just right. The clasps look durable. You feel the pant leg and the material is just what you have been looking for to wear to work and to wear casually.  

THEN....you look at the price tag. Is it worth it? Do all of these things you noticed right off the bat outweigh the price that you think is just a tad high? YES! 

This is how staging your home will help you to sell it! 

Just like the mannequin, your home must have all of the qualities that make the price justifiable. 

These 10 Steps will give your home that little something extra to nudge your buyer in the right direction to make an offer on your home. 

 

Declutter

Buyers like to come into your home and look at a blank canvas that they can turn into whatever they want. They want to be able to see the room sizes, the closet space, and the potential for each and every room. When there is an over-abundance of clutter in your home, it is hard for buyers to see the potential of the space available. 

Repurpose Spare Rooms

Many people have that extra bedroom that starts out as a spare room, or office, and morphs into a storage space where odds and ends get stored. Those items that you are uncertain of a good storage space, land in that extra room. Make sure that before listing your home, each and every room has a purpose. If you would like the room to purpose as a spare bedroom, make sure and remove the extra items. If it is just a room for storage, be sure and make it organized storage. 

 

Lighting

Rooms look much bigger with light colors and great lighting. Before listing your home, be sure to open all of the blinds and curtains. You want to make your home as bright and big as possible. Bright areas are proven to be more welcoming. With the correct lighting, you can transform the complete shape of a room to be whatever you want. 

Pick Neutral Colors

We know you really are a die-hard Packers fan and you just had to have that forest green room with the Packers logo on the wall. HOWEVER....your new owner may not have the same taste as you do, and that is OK! Just like the clutter in your home, you want to make sure and begin with neutral colors. They need to see that blank canvas. Just remember, your style may not be everyone's style. 

Curb Appeal

Just like that mannequin that caught your eye from across the store and made you want to try on those pants, you want your home to catch someone's eye from the very start and make them want to inquire further. Make sure your landscaping is on point and the exterior of the home is kept in good condition to create an inviting environment. This can be as simple as planting a few bunches of flowers next to the curb, and trimming bushes and trees to give a better view of the home. Great attention to the exterior proves to someone that you also take pride in the interior of your home. 

 

Remember, everything is about perception. You need to make someone walk all the way across the store and "try you on". A good tip to remember is this....Buyers want everything in a good condition. They want to be confident that they are purchasing a good, durable product. If a buyer has to question your attention to the aesthetic items, what are they to think of the condition of the HVAC, appliances, or overall maintenance of the home?

Just like applying for a job you want, your home condition and overall look is your resume. NAIL IT!
