This is a market activity report for the Hampton Court townhome complex in North Alhambra. The 32 home community is located on North Monterey Street and is adjacent to the cities of South Pasadena and San Marino. The location is highly convenient to multiple freeways for commuting to other parts of the San Gabriel Valley and Downtown Los Angeles. Abundant shopping and dining options are available along Main Street and Valley Boulevard.
The professionally managed complex features exteriors with brick and stone accents. There is a multi-purpose room and spa on the grounds of the well maintained complex. Each multi-level townhome has an attached two car garage with direct entry into the home. The homes, built in 1980, feature a front patio area and an upstairs balcony. Floor plans feature two or three bedrooms. The sizes are relatively large with approximate square footages from 1700 to over 2000. Interior features include vaulted ceilings, fireplaces, abundant storage and skylights. Historically turnover of townhomes at Hampton Court has been low.
There is currently one Hampton Court townhome available for sale. Newly listed, it is a two bedroom, two-and-one-half bath floor plan with 1718 square feet per public records. The unit shows well and is priced at $549,000. A three bedroom unit that has been converted to a quite spacious two bedroom floor plan with approximately 2007 square feet has an accepted offer. The list price was $585,000. There have been no sales so far in 2016 according to our local multiple listing service(mls).
The most recent mls-reported sale in the complex was in 2013. It was a two bedroom floor plan with approximately 1718 square feet. It sold in May of that year for $450.000(list price $435,000).
There were two sales in 2012. Both were two bedroom floor plans. The first one sold in May for $395,000(list price $429,000) and the second closed in June for $433,000(list $449,000).
