Active Listings for May 2016 are 2,664 for the Scottsdale Market Report for May, 2016, and is following the same cyclical patterns as in previous years.

Scottsdale has several different market segments by price, so appears to be a flat market thanks to the upper end markets. If we segment the markets by price, we'll see a vastly different graph. The most expensive home in Scottsdale is 29,700 sq ft and listed at $32 million; and the least expensive home is just over 1,000 sq ft listed for $227,000. You can guess that this huge price swing can also have huge changes in price per square foot per price category.
Year over year Sales volume is higher by approximately 8% versus last May. Short sales make up approximately 3.5% of total sales with REO's at less than .02%. HUD sales barely show up on the radar as banks would rather list them as foreclosures versus taking a chance on online bidding and price per square foot sales prices in Scottsdale.
