Open HouseSomething happened to me that I want to share with you.  It's all good (for me) but something I want to warn you about.

I have a client that I've been doing an open house for every Saturday in the month of April.  I've done six open houses for her so far.  That might be a bit excessive, but nothing has been moving lately so I wanted to get out there and give it some extra effort.

My client's neighbor also has a home listed with a competing real estate company and that neighbor has been observing me at my client's home every Saturday marketing the place.

Last month I decided to call the agent of the home next door to do a combined open house with him.   Three of us combined to do open houses, where I provided the lunch at my listed home, the other agent provided the dessert and the third agent provided two $25 cash drawings.  At least, that's what we were supposed to do.  Come time to do the open houses, the agent next door didn't show up, and didn't bother to call me to tell me he had a conflict.  He also didn't call the owner of the house to tell him that he wasn't going to be there either, and the owner of that home was expecting the open house.  The owner of that home was p*ssed!

Nevertheless, the mother of the owner of the house next door was home, so I went over and told her that I would still send the open house attendees next door to see her son's home, which I thought was a nice gesture on my part.  So the open houses still went pretty smoothly.

Well, the homeowner next door left work early to come home and specifically thank me for ‘doing the open house' for him as well.  He said "I've seen you busting your butt every Saturday to sell the home next door; I've seen you bringing people in to view the homes; you're working it, and what has my agent done for me?  Nothing!  As far as I'm concerned, that company couldn't sell crack to a cocaine addict!  I'm going down there first thing in the morning and terminate my listing with them and if you want it, you can have it."

I didn't ask for the listing... I didn't do anything but serve my own client.  The listing was just handed to me!  You never know what may happen, but when you go the extra mile sometimes it just pays off!

And as a side note... If you are not Quality Service Certified, you might want to think about getting QSC certified.  It's all good!

Jon, I just went to the QSC website.  I need to read over everything and get going with that, I think it is an excellent idea!

Jon,

Very good post!  When you go the extra mile, it always comes back to you!  You are a great Realtor and that other Realtor needs training in real estate!

Jon - That just shows if you work hard, people notices.  There are agents out there who get listings and never show up again.  Keep up the good work!

I might visit Beaufort one of these days and say hello.  We go to Johns Island every holidays to spent some time at our vacation home.

Jon,

Way to go!! It's so true, we should all give more if we expect to receive! Congrats on your efforts...now, I want to know is, are you going to hold both houses open together in the future?

Rosalinda,

Thank you for your kind remarks.  If you're ever in Beaufort, come on down and say hello!

My wife and I will be at John's Island this weekend for the Antique Tractor Show - May 3.  We have a Colonial Structures log home dealership ( http://www.colonialstructures.com ) as well and we'll be one of the exhibitors at the event.

If you know of anyone interested in log homes, please let me know... I pay $500 for a referral to anyone who purchases a log home kit.

Sounds like a good idea, LaShawn... Although it would be nice to have one sold pretty soon.

Good going! I can't believe the guy didn't show up. Some agents forget that this is their job. We once had a BBQ for one of our listings. This home had a fantastic backyard in a neighborhood where you wouldn't expect it. We wanted to show it off, so we started up the grill and had hamburgers and hot dogs. The open house was a blast. We sold the house to someone that wanted a great backyard for her grand kids. We also picked up another listing because of the event that we had.

Great post!   If we all just do our job Realtors would not be rated one step above a used car salesman. You went far and above and got rewarded for it. Congratulations!

This is a great reminder that we need to go above our client's expectations.  It's nice to hear that a seller recognized you for all your efforts.  Congratulations!

Audrey - QSC certification is a good thing for buyers and sellers, and it really keeps you straight and on your toes.  When you tell your clients you're going to do something, you HAVE to perform.

A great example of getting back what you give! Congratulations!

(We haven't done the QSC training yet.)

Guess you have the new listing by now, but that was a great outcome for you! We do company wide open houses once a month and my company takes out a full page ad in the newspaper advertising them.  It is reassuring to sellers to know we are doing what we can to market there properties and we have gotten new listings because of it.  You are doing a fine job!

Nancy, - yes I did get the listing!

Jon,

Great work!  You have a lot of class and understand the work ethic and intelligence it takes to succeed in life as well as real estate.

Good show Jon!  Hard work generally pays off.  I had something happen similar, years ago and the other agent called me on the phone and cussed me up one side and down the other for "going behind her back, lieing and stealing her client"....WHEW...some people just don't accept responsibility for their "lack of work".

Thanks for caring and will check out the QSC certification you mentioned.  Make it a profitable day
