Something happened to me that I want to share with you. It's all good (for me) but something I want to warn you about.
I have a client that I've been doing an open house for every Saturday in the month of April. I've done six open houses for her so far. That might be a bit excessive, but nothing has been moving lately so I wanted to get out there and give it some extra effort.
My client's neighbor also has a home listed with a competing real estate company and that neighbor has been observing me at my client's home every Saturday marketing the place.
Last month I decided to call the agent of the home next door to do a combined open house with him. Three of us combined to do open houses, where I provided the lunch at my listed home, the other agent provided the dessert and the third agent provided two $25 cash drawings. At least, that's what we were supposed to do. Come time to do the open houses, the agent next door didn't show up, and didn't bother to call me to tell me he had a conflict. He also didn't call the owner of the house to tell him that he wasn't going to be there either, and the owner of that home was expecting the open house. The owner of that home was p*ssed!
Nevertheless, the mother of the owner of the house next door was home, so I went over and told her that I would still send the open house attendees next door to see her son's home, which I thought was a nice gesture on my part. So the open houses still went pretty smoothly.
Well, the homeowner next door left work early to come home and specifically thank me for ‘doing the open house' for him as well. He said "I've seen you busting your butt every Saturday to sell the home next door; I've seen you bringing people in to view the homes; you're working it, and what has my agent done for me? Nothing! As far as I'm concerned, that company couldn't sell crack to a cocaine addict! I'm going down there first thing in the morning and terminate my listing with them and if you want it, you can have it."
I didn't ask for the listing... I didn't do anything but serve my own client. The listing was just handed to me! You never know what may happen, but when you go the extra mile sometimes it just pays off!
And as a side note... If you are not Quality Service Certified, you might want to think about getting QSC certified. It's all good!
