- Price right from the start-- But Doug, the title of this article is getting TOP dollar. Shouldn't we price high just to "test" the market? Buyers today are more housing literate than ever. They have the entire local inventory (and in most cases even SOLD data) on their smart phones. Guess what happens to sellers that price too high? Crickets...Pricing right should generate buzz/excitement. Hence fewer days on market and cleaner contracts to pick from.
