Here is the latest Jacksonville NC Real Estate Market Report January - July of 2016 . This report displays results from closed residential real estate transactions that occured in Onslow County through the end of July 2016, as reported in our area's North Carolina Regional MLS. 

Jacksonville NC Real Estate Market Stats

All residential homes sales, including Resale homes, New Construction homes, and Foreclosure sales show a decrease in year over year unit sales comparing the first 7 months of 2016 with the same time frame in 2015.

Total Number of Residential Sales “Sold” YTD 7/31/2016 = 2190 (2470 in 2015)

Decrease of 280 or Down 11 %    

Total Number of Active Residential Listings = 1997

 

Total Number of Single Family Resales and New Construction Homes “Sold” YTD 7/31/2016

= 1872 (2139 in 2015)

Decrease of 267 or Down 12 %    

Total Number of Active Single Family Resales and New Construction Listings = 1593

 

Total Number of New Construction Single Family Homes “Sold” YTD 7/31/2016 = 473 (670 in 2015)

Decrease of 197 or Down 29 %  

Total Number of Active New Construction Single Family Listings = 330

 

Total Number of Resale Single Family Homes“Sold”YTD 7/31/2016 = 1399 (1469 in 2015)

Decrease of 70 or Down 5 %     

Total Number of Active Resale Single Family Listings = 1263

 

Total Number of Foreclosure Resale Single Family Homes “Sold” YTD 7/31/2016 = 330 (413 in 2015)

Decrease of 80 or Down 20%   

Total Number of Active Foreclosure Resale Residential Listings = 102

 

Onslow County Unit Sales Down 11 %...Coldwell Banker Sea Coast Advantage's Jacksonville Office is up 32%  we are outperforming the market by 30%

Onslow County Closed Volume Down 17%...Coldwell Banker Sea Coast Advantage's Jacksonville Office is up 20%...we are outperforming the market by 37%

Average Sales Price of SF and NC 1,2,3 Sales “Sold” One Year Ago = $178,753                           Decrease of $10,978 or DOWN 6 %    

 

Average Sales Price of NC 1,2,3 Sales “Sold” Current Period = $205,509

Average Sales Price of NC 1,2,3 Sales “Sold” One Year Ago = $206,876

Decrease of $1,367    

 

Average Sales Price of SF 1,2,3  Sales “Sold” Current Period = $154,236

Average Sales Price of SF 1,2,3  Sales “Sold” One Year Ago = $165,926                                   Decrease of $11,690 or DOWN 7 %

I did not publish a report in June, and the reason is our local REALTOR Association joined the North Carolina Regional MLS (representing multiple associations in our area) in May.  At present count there are 10 Associations participating.

As a result of the integration of all of these separate associations' data, there were multiple duplicate entries for certain addresses. These duplicate entries skewed the actual sales numbers and I did not feel I could give a reliable report in June.

Though we are still working through all of the data, and there are still duplicate entries to be removed, I feel these numbers accurately reflect the trends of our local real estate market. 

I also know in the very near future, we will have more accurate sales data for Onslow County than we have ever had before.
