Staging and How it Helps You Sell Your Home

Wow, I worked all afternoon helping my client get her home ready to sell.  She has had several friends over since we started getting it ready and they have been blown away at the change.  Let me set the stage:  She bought her home 3 years ago in a great neighborhood but with all the responsibilites of having a family she didn't have time to make it her own.  When she told me she wanted to sell I suggested that we do a couple of things to make her home stand out from the others.  We picked out paint colors for the living room, kitchen/dining room, master bedroom and hallways.  What a difference it made!  We also put up a tile back splash in the kitchen and both bathrooms.  It looks great and adds that little touch to make it more homey.  The kitchen and dining room got new laminate floors which makes it look twice as big and what an improvement over the carpet and vinyl that was there.  I can't wait to get this one listed.  I'm sure it will sell in a heart beat. 

Remember, a few hundred dollars can make you thousands!

Its great to have a seller who will jump right in and make the effort, and I give you lots of credit for helping!  I usually don't get involved with the labor part of the deal, but I remember last year helping my buyers scrape off old paint to get an FHA loan to pass approval.  The things we do to get that commission check sometimes :)
