I asked a few questions in the 'Rain the other day, as I often do.
This time the topic was "What are the benefits to the Seller of an "overpriced" listing?" (that doesn't sell)
Here, for your dining pleasure, are a collection of the responses that really stood out!
The joys of having throngs of people wandering through your house during an open house.
The joys of having to keep your home neat as a pin, just in case somebody makes an appointment to view.
Those wonderful daily calls to your agent "are we there yet, are we there yet are we there yet?"
You can look forward to those calls from your agent strongly suggesting that you should reduce your price.
Looky-lou's knocking on your front door, because you have a sign in your front yard.
Maybe they just like having a for sale sign with cobwebs on it in front of their house; they like their Realtor's face so much they want it on their lawn for all to see?
They are righteously disappointed in their agent and all of the buyers in their community for not recognizing the true value of their home! LOL
Only if you want to call learning a lesson from overpricing a property a benefit.
None, zero, zip, nada!
They want to make sure their home is "show ready" for guests at all times and they have no self-discipline.
None. In fact it could get them an even lower price the longer it stays on the market.
Peace of mind that they won't be moving soon! Then again, if it is not on the market they get the same benefit without the headaches!
They get to have people parade through their house with big frowns.
It would give them a listing agent to bitch at and bad-mouth....
