Staging FAQ’s-Will Staging My Home Get Me More Money for It?

Can you guarantee me that I’ll get more for my house if I stage it?”  This is a question that Home Stagers and Real Estate Agents are asked all Staging FAQsof the time.

And, the truth is that I can’t guarantee that...no one can.

There are, however, 2 things to consider.

1.Over 90% of buyers begin their search for their new home online.  That means their first, and possibly only impression of your house will be how it looks on the MLS or other sites like this.

Your house will need to look just as good in cyberspace as it does in person.  

Go online and look at some of the listings.  Make a note of which ones catch your eye, and which ones make you want to walk on by.

Which ones make you want to schedule an appointment?

 

No appointments=No offers=No Sale

 

2.Perceived Value

Your chances of maximizing the investment you have in your home increase if you show buyers why they’re buying it and why they’re willing to offer X for it.  

Condition is key in the buyer’s eye and their offer will reflect what they see as the perceived value of the home.

Update

Replace

Repair

Edit

You have the option or choice not to stage your home.  And, yes it will sell.

When an offer is made, it will reflect the condition of your home and its value as perceived by the buyer.

 

Price+Location+Condition are the keys to selling your house.  Location is what it is.. you can’t change that but you can control your Price (by listening to the suggestions of your Realtor) and Condition.

I hate that some people are comfortable giving guarantee's when they truly can't.  They end up getting the business, but the client is often disappointed when the guarantee isn't met.

Hi Kathy - While there are no guarantees, and my evidence is anecdotal, I can't think of a listing that we staged over the years that didn't do better because of the staging. Sometimes the difference was significant. Have a great weekend!

Hi Kathy - your post is compelling because you suggest a way for the seller to see other homes with "buyers eyes". When you are seeing in the buyers shoes your perspective is changed.

Staging does work! I showed a vacant house buyers liked and wanted to revisit. The second time it was staged and that's what sold the house! Worth the effort and investment!

Bill Roberts tell all of the sellers that!!!

Ron and Alexandra Seigel sellers walk around with a mini-calculator in their head, adding up what it's going to cost for repairs, etc.

This is a common question for we Stagers! I too always tell them that they can't change location or the price of similar homes on the market but they can control condition.

Hi Dick Greenberg back in 2008 -2010 in our worst market here, if homes that we staged were priced correctly, they had offers in 2 to 6 weeks. 

That's a great way of putting it Grant Schneider When a seller can do that, they most definitely can increase their chances of a good and quick sale.

Hi Chrissi Chapman Topoleski That's exactly what happened with a Bank-owned property I staged in 2008.  The Buyer's agent even called to tell me that they'd seen the property when it was vacant, then took the sellers back after staging and they made an offer.

Kathy there are no guarantees, but the chance of receiving a high price and selling the home quicker is greatly increased by staging in my opinion..
