Searching for Real Estate has Changed – Buying Real Estate Hasn’t!

 

 

 

Sure – you search online (and or) attend many open houses without the assistance of a local Realtor, but when you’re ready to take your home search to a higher level (do yourself a big favor) call on the assistance of a professional local Realtor.

 

Let’s back up for a moment. Years back, it was not so easy for home buyers to get listing information. Just a generation ago, home buyer needed to call on a local Realtor to access listing and data information. But fast forward to today, shopping for homes has become a lot easier. Home shoppers can go online and see most all homes listed for sale and with the growth of the Internet – they get very good information about the available listing data, too. In fact, home buyers can do a lot of legwork on their own – they can conduct research online and also view open houses.

 

But before you get ahead of yourself – it is important for would-be home buyers to understand that having access to all this listing information doesn’t mean you should shop for homes without the professional provision of a local Realtor. Would-be home buyers can’t overlook the importance nor can they disregard buying a home is a major transaction and all the available Internet listing data in the world will never replace the guidance of a knowledgeable, experienced professional Realtor.

 

So how do you know when you are ready to engage with a professional Realtor? Below I am going to list a few tell-tell indications that you are ready to contract your local Realtor:

 

After endless searching homes for sale online – you finally find the home of your dreams, but you don’t know how to move forward.

 

As mentioned – it is easy to search for homes for sale. And in most cases you already have a good idea just how much you can spend. At this point shopping for homes has become somewhat of a hobby. But make no mistake about it – once you find the perfect home; buying it is a full-time job.

 

In fact, independently shopping for homes can be fun (that is) until walking right into the perfect home. All of a sudden the independent shopper stops dead in their track only to realize that they need to take things up a notch to “actually” buy the home. And the way to take it up a notch and “actually” buy their dream home is to contact and enlist the assistance of a professional Realtor.

 

Here’s another scenario – you’ve found a home that’s perfect (almost too good to be true), but you can’t figure out what why the home hasn’t sold yet. You’re are thinking – there has to be a problem with this home.

 

Many times an independent home buyer will find a home that appears to be a great deal. The home appears fairly priced for the size and area, but (for some unapparent reason) the home has been sitting on the market and hasn’t sold. Even after speaking with the listing agent at the open house – you are baffled and not sure what the story is.

 

Once again – you find yourself lost and don’t know what to do. That vagueness, coupled with the oddity of it all is another cause to connect with a local professional Realtor. Connecting with a local Realtor is the best way to find out everything you need to know about the home. Odds are they already know the house, its market history and (via their network,) have inside knowledge about the home.

 

Usually, a fairly-priced home sells within a normal timeframe. When there’s a home sitting on the market for too long and priced fairly – there’s usually a red flag attached to it. Maybe the home has major structural issues. Sometimes the area is desirable, but the home is on an undesirable street. It is just a fact; there are things that independent, uneducated buyers can’t know on their own.

 

As life may have it, you need to make an unplanned fast decision.

 

Just when things are sailing smoothly – you get news that changes the course of your life. You receive notice from your boss you are getting transferred. The duplex you’ve been living in for five years is getting sold.

 

When it comes to buying real estate – you can’t afford to make a mistake. When you need real estate information fast – the best thing to do is go right to source and contact a local professional Realtor. Within a very short period, a local Realtor can provide all the listing data, get you up to speed on the current market conditions and let you know “exactly” what to expect. That way you can quickly make all the necessary assessments and devise the perfect plan that meets your financial needs.

 

Here’s the bottom line when it comes to buying real estate. Even though would-be home buyers have a plethora of real estate information at the click of a mouse – pulling the trigger and “actually” buying real estate is a whole different story. As much as things have changed over the years – certain things haven’t changed. When buying real estate – you still need the help of a professional Realtor. A local professional Realtor is still an integral part of the buying process. With that said – today’s buyers can hold off a bit longer before contacting a local Realtor – just as long as they know “eventually” they will need to enlist professional help of a local Realtor.

You make excellent points about searching for homes in present day, rather than the past, Jon!  I can remember when I was first licensed in 1981.  The SEARCH began from the MLS book which was published once a week, and left at our office door step on Saturday mornings.

Nice post, Jon.  I will disagree just a tiny bit on one aspect of buying--I think it's become much more complicated than it once was from obtaining mortgages to disclosures, etc.
