1. Pay Market Value of Less: Getting a deal is great and believe me it is your Real Estate Agents goal as well. But the real goal should be to make sure you don't pay over the current market value. Understanding current fair market value is critical in sucessfully negotiating the purchase of your home.
2. The Neighborhood: There is nothing worse then picking a neighborhood you don't like. Picking a neighborhood that you have researched, spent time in it, will help you get a feeling if it is somewhere you want to drive home to every day. Once you have that good feeling you will have it every time you drive down the street.
3. Location: Probably one of the most important factors in selecting a home, though not the only one. Does the home have a view, what is behind it, offer privacy, distance to transportation and amenities all important in selecting the right home.
4. Floor plan: Yes it is the practical part, but as you spend the most time inside your home you want a floor plan that works for you and that can grow with you.
5. Feeling: Simply does it feel like Home! Hard to explain but it is like dating you will know when you find the right one. You can see your life there and loving it!
Some of these aspects may seem similar and like commensense. But why we focus on them with our buyers is because they are aspects of the purchase that you can not change! Focusing on these 5 aspects will keep your focus on what you want in the long term and not distract you by the the cosmetic details that you can change.
