This market report covers the Surface Creek Area of Delta County. That includes the small towns of Austin, Eckert, Cory (collectively called Orchard City) and Cedaredge. This is the area from where Highways 92 and 65 meet up to Grand Mesa.
The number of foreclosure/bank owned listings is holding steady since my last report. Even though that number is steady, it's still way down from this time last year. Overall foreclosure sales make up less than 10% of our residential sales.
- At this time there are five listings on the market. One is under contract.
- Prices start at $77,470 and go up to $219,900. The average listed price is $142,434. The median listed price is $125,000.
- Three of the listings are out of town.
This is a part of our market that changes very quickly. Banks don't like owning property and they are very motivated sellers. They will keep dropping the listing prices until the house is sold.
Buying a foreclosure house is a bit different experience. You will want to use an agent that is experienced in dealing with the banks. There is extra paperwork involved and deadlines that must be met. I have eight years experience in listing and selling bank owned homes.
