What is Eviction Insurance?

This is an optional service offered to HomePointe customers as our way of proving that we pick good residents and that we will back that claim up with protection for you. Under the program HomePointe agrees to pay attorney fees and court costs in connection with an Unlawful Detainer Action for all tenants placed in the property by HomePointe and after 180 days for tenants placed by others provided HomePointe accepts such residents placement into the program. Should the resident request and be granted a jury trial for the Unlawful Detainer Action, owner shall bear all costs to litigate from that date. Please note that jury trials are extremely rare. Evictions normally cost is excess of $700.00, while eviction insurance costs as little as $10.00 per month per tenant. Just at the time when no rents are coming in, you can avoid having to front the costs to evict by having this popular protection.

Evictions are costly and ugly, and it's nice to know that your company offers a service that creates a measure of security and peace of mind for it's tenants if such an unpleasant situation ever arises.

A knowledgable property manager teamed with a good eviction attorney also help.....In Va, I can file the UD/eviction since the lease is in my corp name and I go to court and can order a tenant removal.  If the tenant wants a trial, they must put $$$ owed into court and they never do and I do have an attorney who can appear for $200....for my $300 late/notice fee, I can remove tenants and since I also file a Small Claims suit for the remainder of any lease rent, deliquent tenants want to deal to prevent the double whammy. 

Homepointe's program makes sense in a larger market with a more fluid tenant population

Just a word to the wise.  Your super huge photos a few blog posts down are stretching your blog and messing it up  a tad.

About half of our clients take advantage of this service.  It is especially used in average to below average neighborhoods.
