Whether you’ve learned to thrive or simply survive in the real estate era of H, M, R, RF, T,  or Z, you can’t deny that the way you do business has forever changed. Real estate agents are no longer the safe keeper of new listings – now everyone has equal “access” to the same tool as realtors.  Around 2006 when real estate was at its peak, people who can get a loan with almost little questions asked were looking for homes as no down payment, ARM, interest only loan were incentives to buy. Online portals had an edge to look for properties. If there is a home of interest the buyer picked a pretty faced premier agent to show and write an offer. That became the time these third party portals jumped on the bandwagon capturing property searches.

 

Private persons prefer to look on their own often without a realtor.  They check the open house schedule and browse without a buyer agent. These days they look from their smart phone when see a home home of interest. Many of these sites got property information, how much it was sold who were the agents. Some sites offer a lucrative monetary rebate if you go with them.


The way I see it you want them to stay with you is providing quality listing information on a regular basis. Unfortunately, that is what the buyer can do themselves.  Often the buyers does not know what they want but when they do see a perfect home whoever is nearest to him is their agent. They totally ignored and forgot about who they spoke to a few months ago. The information offered from these third party sites are dated and often fraudulent. It does not matter, people love and want good deals which are often to real to be true. This is where a trusted professional can sort things out for their clients.

Technology has changed our world of real estate and personally I've gained more clients due to the amount of exposure of marketing. I can see it be hard for some, but it takes work.

Sam, although buyers have instant access to listings online, I heard something very interesting today from a father and son who stopped by the office for help looking for a home. When I turned on the big computer screen and logged on the MLS they were thrilled. The dad said... "now THIS is the way to look for a home!" They realized how easy it was for me to put in parameters and weed out the things that were not relevant to them. Plus we can search for more towns, even different counties, at the same time. 

I get my clients from a variety of sources, that's for sure!

That was the old way.  I have not seen anyone walked into the office for years saying I am looking for a realtor.  I am in a high rise ground floor high traffic office with virtually no agent staying at office. At KW the receiptionist told me she gets 3-4 calls a year from someone needing to talk to a realtor. We had 400 agents there. Here all these Apple, Google technocrats most set up their search paramenters and eMail to themselves. With RF, homes, they are national sites. Others just follow the OH signs and strike a conversation. Often I see viewers fleeing from aggressive realtors. It is good to hear people still walk into an office.

Now with popularity of easier to search Redfin the sellers start using RF estimate which is about 10-15% too high. RF is a discounted broker and it charges a 1.5% to list. They say they charge less and get more than your CMA because of estimates say so.

It appears many other people names are over your own listing.  

Can go back to the exclusive only way.  On my listing clients can bring clients to me. But seller does not offer co-op fee. Buyer agents from Z will not get a dollar.
