Is Summer A Good Time to Sell My Corolla House?

 I hate to burst your bubble, but summer is probably the worst time to try to sell your house in Corolla. If you look at the chart below, you will see that sales peak in the middle of June, when the summer season officially starts, and drops off until October when it starts to slowly pick back up.

The reason for this is two fold. The first and biggest reason is the lack of available opportunity for buyers to make a home purchase. The middle of June is when the majority of schools across the country close for the summer. This is when the no vacancy signs start popping up as the vacationers swell the population of Corolla to unmanageable numbers. A buyer looking to make their move and buy a vacation home in Corolla will have a hard time finding a place to stay while they are here looking at houses. To further complicate things, the houses they want to see are full of happy vacationers who are not willing to let anyone into the house to look around. Vacation renters have the option of not allowing potential buyers into the house and most won't allow showings. Home showing are thus restricted to the turn over days in between the renters checking out and the new renters checking in which is usually between 10am and 2 pm on Saturdays and Sundays. This, coupled with the snarled traffic makes it almost impossible for a serious buyer to see what they need to make a purchase.

Second, is the cash flow involved with most of the properties in Corolla. The optimal time to purchase a house generating vacation rental income is the spring. This way the new buyers walk into the cash flowing in throughout the summer. If they were to make the purchase in the summer, they would not receive the bulk of this income which gives them cause to hesitate in making the purchase.
