We'd like to think that ActiveRain has been built on the concept of sharing and for a decade everyone has been sharing strategies that work for their business so that others in the community can choose to have a more successful business. So on Tuesday, June 21, 2016, ActiveRain University held yet another real estate education webinar but this time we decided to shake things up a bit. This time instead of hearing from mega agents, keynote speakers or authors of best-sellers, we discussed strategies developed by our fellow Rainers!

Drawing from the multiple submissions to the SmartZip Crowdsourcing Challenge entitled "The Best Strategies for More Listings", our Chief Evangelist, Bob Stewart along with Joan Dailey, SmartZip's Director of Corporate Marketing, and Jonathan McGowan, the National Sales Director over at SmartZip, selected 6 blogs that displayed innovative and effective ways of generating more listings in your business. 
Bob kicked off the webinar with a blog on one of the strategies that Ben Kinney's team uses to generate more seller leads, valuation sites.  Bob conducted a poll to determine how many of the participants at the webinar actually used valuation sites and it resulted in a roughly 50/50 cut,  50% of individuals in the room were missing out on the massive number of leads that valuation sites are generating. However, it's not just about simply having valuation sites, it's also about how you use them and so Bob further elaborated on the different ways Ben Kinney and his team use these valuation sites to great effect. 
The second blog, Bob tackled was on the topic of Lead Magnets for your website. Ever had content that really clicked and had tons of views? Why offer it for free? With this train of thought in mind, Debbie showed us how to create e-books of your most sought-after content and how to use it to generate leads. Instead of getting it for free, you can now exchange something of value for their email address or information.
The third blog involves going to court and checking county records of homes that are about to go on tax sales. Individuals who are delinquent on their tax bills, probate notices and inherited homes and so on. Although this may seem heartless, one has to remember that a lot of people who are in these situations require help. They are paralyzed by the fear of lack of knowledge on the process and are unable to find a way to help themselves out of this situation. Not only can you help them out of their sticky situation, you also get yourself that listing, a win-win if you ask us.
The fourth and fifth blog pertains to a strategy that is probably one of Bob's most harped on topics in recent memory: Niche Blogging. Sally and David Hanson disscuss how this particular strategy involves building your business around helping a specific type of customer. Becoming an expert on a specific type of real estate, such as house boats,  Divorcees,  or luxury homes, allows you to target and market to a specific target audience. Instead of creating hundreds of posts to market to the general population, creating blog posts and marketing only to a specific segment allows you to generate more business.  Evelyn Kennedy then discussed the different strategies on how to market to your selected niche.

  • Facebook Ads - Geared Towards Your Niche
  • Facebook Groups - Specific to Niche
  • Content Creation - Specific to Niche
  • Join Groups Relevant to that Niche

Needless to say, niche marketing is a highly-discussed topic in the Rain and there are a multitude of other blog posts out there that provide their own strategies on Niche Marketing. Speaking of targeted marketing, it was at this juncture that Bob introduced the concept of SmartTargeting, SmartZip's proprietary algorithm that allows them to determine which folks in a specific area are most likely to move or are thinking about moving in the near future. Instead of marketing to a whole geographical area, SmartZip allows you to target these specific people with their whole automated marketing suite, emails, direct mailing campaigns, social media campaigns. While the campaigns are running you can easily determine who are the people who are actually responding or doing something as your marketing is hitting them. Bob went on to discuss how Ben's team uses the system and how it has been working for them.
