 No matter  what the state of the market...though southeastern Wisconsin is clearly in a Sellers' Market..making a "first,  last and best" threat to the Seller with a....you guessed it...below market pricejester....is....to our minds, foolish.  This offer begs rejection and low alone can be an insult to the Seller.  

      The Buyer believes, stuck in another point in time in real estate..he is in charge...and certainly he has every right to decide how much he will pay for the house he will call home...and today, that means looking in that price range and not expecting the Seller to bend over and reach the below bottom line price.

    Buyers that wite "with attitude" in a Sellers' market will have to continue to rent,...to lose money that could be equity...and pursue the never ending search for house where HE is in charge of the price.  He will have to learn what it means to lose....often....or give up any plan to have the American Dream of home ownership become  a reality.

     threat and opportunity    Threats are never smart....they are not a "negotiating tool"....to our minds, it shows a closed mind...and one that leads to disappointment feigning the ever famous "...It doesn't matter to him if he gets it or not." Of course it does.  Would you take the time to see it twice...get every relative you can find to "approve" the purchase if it were unimportant to you ?  Threats are the enemy of opportunity.

         My way or the highway...will lead to a dead end...a future as a tenant without a house that will be a forever...or any time at all, home.

Ha Sally, the buyer who made an offer on one of my listings must have flown to WI next!! lol...I am not sure what buyers are thinking now and have not got out of the seat of it is not a buyers market anymore & offering that statement is an affront.

Sally and David that type of individual is tough to deal with in anything in life.  Hopefully the Realtor representing this type of Buyer can get them to listen at some point.

Hi Sally K. & David L. Hanson - Saw this from Roy Kelley re-blog.  I do my homework on offers and as I said on his comment section, I will not let a buyer impugn my reputation. I will convince them never to go this direction.

Just got here from the re-blog and just wanted to say that this is excellent information that more buyers need to understand. If someone came in aggressive in the market I operate in they would be laughed at and ignored. It seems the vast majority of the country is in a seller's market and buyers must recognize that when they try to figure out the best deal. Thanks for your take Sally K. & David L. Hanson
