Even with all the help from the Internet to weed out homes - today’s home buyers still view about a ten homes before making an offer, and unless very lucky they will probably view a few more homes before they eventually get their offer accepted.
But what is the key to shopping for a home? When home hunting, the best thing a home shopper can do is be aware of things about the home that they can’t change (and or) involve major time and effort to alter. Buyers should know about things that impact the home’s value for the long haul.
Before purchasing a home - here are three significant factors (not in any order) to assess before you establish whether to engage in a home purchase.
Know what type of floor plan you want
For instance – do you like a big kitchen that opens up to the family room? Most buyers don’t want a home that has a tiny kitchen that’s closed off from the rest of the home. Homes that offer a large kitchen that opens up to the family room are much more desirable.
Before viewing homes – you should know what type of floor plan you desire. Making significant changes to a floor plan is not impossible. But even though it is not impossible making sizable changes to a floor plan will most likely require a lot of time, money, and resources. Folks don’t realize that altering the floor plan of a home requires architectural plans, tearing down walls, and installing beams to carry heavier loads.
Unless you’re ready to take on a major construction project – you are probably much better off looking at homes with a desirable floor plan. Keep in mind that the layout of a home will either add value (and or) reduce the value of the home and furthermore – major renovation isn’t for the faint of heart
Unless you want to invest a lot of time effort and money – you are much better off looking at homes with a floor plan you desire.
Lot arrangement
Years ago homes were notoriously known for being sited on busy streets. Why? Back in the day, most folks took a horse-drawn carriage, so it was better to be closer to busier streets than out of the way quiet ones.
Fast forward to the era of cars and things have changed quite a bit. Some buyers, while in love the charm of the historic older home, much rather have the privacy and quiet of a home set at the back of the development with less traffic.
As exceptional as some homes may be “if” the home sits on a lot on a busy street (and or) sits on a flawed street, it affects the home’s value, and may not be a purchase you want to pursue.
Location, location, and location
A good location is one thing that can’t be taken from you!
There is a reason you hear the cliché location, location, location. And unless you plan on ripping the home off its foundation and moving it, buying it can be a huge mistake because you’re not going to be able to change the location.
Is the home next to an unsightly freeway with a lot of noise? Is the home right next to a power plant? If so – you might want to think about pursuing this home. Homes with burdensome locations will always have a significantly less value than homes nearby offering better location.
