If you're considering buying a Cincinnati area patio home, you've probably found us.  We've put more info on the Internet about Cincinnati patio homes and communities than any other agent.  It's our specialty, so you'll find us our blog posts, Pinterest pages and especially when searching Cincinnati patio homes for sale you'll find pages and pages of custom search pages that make your patio home search just that much easier.

If you're a buyer that has hired us to help you find that best matching patio home for you, when you call wanting to see a patio home it's just a matter of getting an appointment set up that is mutually acceptable to you, me and the seller.  It won't always be the same day, but it won't be long after.

However, if you're a buyer that finds our search pages and finds a match that interests you, and then calls or emails us about seeing a home, it's not quite a simple.  We're going to have a question:

"Are you working with an agent or have one that would write the contract if you loved the home you want us to show?"

Your response to that question determines what happens next.  Chances are the patio home you find on our site is NOT our listing, but shared via a service called IDX.  IDX is what enables us to share Cincinnati MLS patio homes for sale on our site, whether or not it's our listing.

A "No" answer means we can help you.

A "Yes" answer and we're handcuffed.

What you may not realize is there are basically only TWO ways that an agent gets paid:

1.  By being the listing agent and representing the seller and causing the home to sell.

2.  As a buyers agent helping you find the right home, showing you the home, writing the contract and guiding you through the process all the way to the closing table.

So if you read #2, can you see how a "Yes" answer because you already have an agent that will write the offer ensures we have ZERO means of ever earning a paycheck for showing you the home UNLESS we also had the home listed.

So while you can look at our website and find lots of useful information. one thing we can't do for you if you already have an agent is show you the home you think might be THE ONE unless WE are the listing agents.

We're not going to try to "steal" you from the other agent, but you do need to consider, why is YOUR agent not the one showing you the home and providing you advice?

Liz and Bill Spear "Are you working with an agent or have one that would write the contract if you loved the home you want us to show?" We always have a Buyer sign an Agency Disclosure, a Buyer Advisory and an Exclusive Buyer Broker Agreement before showing them ANY homes. Period.

I ask every potential customer if they are working with an agent and NEVER try to take them away (unlike other agents) - I do say if they are not happy I'd be glad to represent them.

I also never show a property to another agents customer.

Too bad the customer doesn't realize often enough that they're working with the wrong agent if the agent isn't available, or went on vacation without some form of backup for their customers

There is a huge difference in dealing with a customer and dealing with a client. A customer can become a client, but unless that happens customers are not afforded the rights and privileges of a client.

Pat, Sometimes when we have the "how we get paid" conversation it's a real eye opener for the buyer.

Claude, There's not a lot of options after getting those Yes answers unless I want to totally disregard the business aspects and go into charity work instead :)

Pat, I think they honestly think they're being considerate, without realizing the implications.

David, If only we could get all the buyers to receive the message.

Sham, It's a head scratcher for me.  If you have an agent repping you on the buyer side, they should be the one making the arrangements, not the buyer.

Dorie, There just seems to be so much misunderstanding in the general public.

T&S, Totally different here.  Consumer Guide is mandatory at first significant contact.  Agency Disclosure only happens with a contract writing, and BAA are infrequently used.  Thanks for the reblog.

Jennifer, I'll show my own listings whether or not the buyers have their own agent (but will explain things and recommend they should see the home with their own agent), but that's my limit.  I'm not showing homes that aren't my listing to another agent's buyers.  Sometimes that makes a buyer mad, but it's not us they should be mad at.

Raul, Customer or client, once someone tells me they're working with an agent I drop any attempt to convert to working with us.

I have never understood why a prospect won't ask their own agent to set up a showing for them - unless they are lying about having an agent.  I don't want to work with prospects who aren't honest up front.

An issue many home buyers really don't understand because too many agents don't really explain it well. But that being said, there are those who for some strange reason "don't want to bother their agent." What, it's ok to bother me?

That is the first question I ask when taking on new buyers--Are you working with another agent at this time? If they say yes, then you need to talk to your agent.

I love the wording  "Are you working with an agent or have one that would write the contract if you loved the home you want us to show?"   

Many of us ask if they are working with an agent, however who hasn't been caught off guard by a buyer say they will use a friend or family member to write the contract.  They may not be actively working with that person, but they may suddenly feel obligated to have the write the contract.  Great phrase!

I guess the question I have is what is a Patio home?  In my area we call a single level home with a basement a Ranch... Is that the same as a Patio Home?  And how did it get it's name?

This is such a valuable discussion, and an issue I think many consumers simply do not understand. They don't get how IDXs work, and that any listings, if allowed can show up on any site. They don't get how we get paid, nor do they truly understand the value of fiduciary relationships for both sellers and buyers. And what they want and need is to find a home and that's what they care about. SO it's our job to explain how it works, and how and when we can help them, and when not.

Harry, And I could press the point that if there's not a buyer's agency agreement in place, and you're using MY website and picking MY brain about patio homes, does your agent have the needed expertise to help you?  But I let that slide :)

Bill, And good or bad, we only get paid for success.  I sat at a closing table this morning with happy sellers.  I've got more of those appointments set up in the next few weeks, but those sit downs are the only way I get financial gain for using my time.

Shirley, I don't want an Aunt Sue coming out at the last minute after I've done all the heavy lifting.  Been there, done that, and not happy about it.

Amy, Essentially think a regular single family home, almost always ranch style, that comes with contracted lawncare as part of the HOA. Not sure the origin of the phrase.

Jeff, I know IDXs confuse buyers big time.  I start off explaining that I'm NOT the listing agent but I can still help them.  Some are done as soon as they realize I'm not the listing agent, some need persuaded, and others appreciate the expertise right from the start.

An agent who has not already brought the home to the buyers' attention is not on top of their game and probably doesn't understand this niche.  Those buyers are going to want to be represented by someone who does - you.

Jane, Unfortunately some would rather use our website for info and then use their preferred agent who doesn't know patio homes.  What they may not realize is that we don't by any means put all the communities and information available on our website.  They have to hire us to get the full level of our specialty.
