How To Increase Your Home Value For Sale

Getting you home ready for sale usually requires many things to done to make it market ready, but that does not mean you will need a huge budget.  First, inventory the items that you feel should be addressed in making your home market ready.  Once that is completed, review the following list of suggestions that will help make your home look great with little effort:

Paint – Look at both the interior and exterior of the house to determine if it needs a fresh coat of paint.  Use neutral colors of paint to fresh up the house.  This makes the house more appealing to larger number of buyers, because most buyers furniture, etc. becomes more adaptable.  Finally, most home buyers do not have time to do a major paint job prior to moving into their new home.     

Front Door – Freshen up the front door with a new coat of paint.  If the door is in bad condition, replace the door.  When you sell your home you will realize this was money well spent.   

Improve Curb Appeal – Make sure the structure has a fresh coat of paint, yard, trees and bushes trim, necessary repairs completed on the outside, and add mulch around bushes and trees. 

Add New Appliances – Adding new kitchen range and refrigerator will be inviting and tempting to potential home buyers.  If you do not want to convey the refrigerator, be sure it is noted in the sales contract. 

Update Bathrooms – Sometimes updating hardware, fixtures, and painting vanity will do wonders in making it look fresh.  In addition, be sure to have full set of towels, updated shower curtain, and nice rug on the floor.

Guest Room – If you have a room that that is undefined, convert the room into a guest room.  In addition, if you have a multipurpose room define a definite purpose for that room. This will help buyers to envision how the space can be used.   

Create Inviting Scene Outdoors – Stage the outdoor living area by adding table, seating, and umbrella on patio or deck.  Improve landscaping by adding mulch, flowers, and bushes.  If you have a fence, make sure it is in good shape and freshly painted.

Stage Your Home – Have your home professionally stage or steal a few staging tips by doing research.  Some of the tips would include cleaning, decluttering, reducing amount of furniture, and creating inviting seating areas.

Windows – Consider replacing window treatment if old, ugly, or does not allow sufficient light into the house.  The house needs to be bright and cheerful when visitors tour your home.  This can be accomplished at minimal cost with great pay back.
