In April of 2008 there were 1 homes that closed within the month for Upton Massachusetts. This is a decrease of 8 units as there were 9 homes that closed in April of 2007.

The Average list price for the homes that closed in Upton for April of 2007 was $488,000

The Average list price for the homes that closed in Upton for April of 2008 was $334,900

The Average sale price for the homes that closed in Upton for April of 2007 was $373,112

The Average sale price for the homes that closed in Upton for April of 2008 was $325,000

The Average Market time for the homes that closed in Upton in April of 2007 was 249 days.

The Average Market time for the homes that closed in Upton April of 2008 was 411 days.

There were 3 homes that went under agreement in Upton in the month of April. The average list price of these homes were $519,633. The average days on market for these homes was 26 days.

And these statistics are completely consistant with the numbers in Maryland and Northern Virginia; lower sold prices, longer days on market, fewer closed transactions.

Lenn it is something all of us Realtors have had to get used to. At least my personal production has not dropped. When the Real Estate market gets challenging consumers tend not to just hire anyone anymore. Picking a good agent becomes much more vital. It seems the consumer recognizes you can't just hire anyone when the going gets tough. An online savvy Realtor who will market the heck out of a property is extremely important. I know you are a terrific Realtor and probably are experiencing the same thing down in Maryland.
