Let’s take a look at the Oxnard Homes Report May 2016 to see how this segment of the Oxnard Real Estate Market performed in this leap month.

 

83 homes sold this May compared to 75 in May 2015. This is an increase in Oxnard Home sales of 10.67%.

 

Here is a breakdown of the other numbers.

 

The Median Sales Price jumped up by 4.01% from what was recorded a year ago and went up by 2.33% from what was cumulatively recorded 3 months ago.

 

The Median Sales Price is the point at which half of homes sold for more and half sold for less. It is influenced by the types of homes selling as well as a general change in values.

 

Average Sales Price also appreciated this month going up 5.04% compared to May of last year. This price point also went ever so slightly .03% from what was recorded 3 months ago.

 

The lowest priced Oxnard Single Family Home that sold in May went for $308,000. This was a four bedroom, two bath home. It is 1366 Square Feet large. This was a short sale that took over one year to close.

 

The highest priced Oxnard Single Family Home sold for $712,500. This home has three bedrooms and three bathrooms and is 2201 Square Foot large. This beautiful home is located in the gated community of Victoria Estates.

The inventory of Oxnard Single Family Homes is still somewhat limited. There are 105 Single Family Homes for Sale in Oxnard. This number does not contain the beach or ocean front homes.

 

That translates to just over a one month supply of inventory which by definition of the Market Absorption Analysis model would still put Oxnard Single Family Homes in a Sellers Market.
