Pleasant Grove Park is a community of approximately 175 residences. Pleasant Grove Park is increasingly in demand as one of the few remaining communities with attractive values and less than one mile from delightful downtown Dunedin, FL.
Homes in the community are of block construction and sizes range from 1300 SF to 1900 SF. Mostly 2 and 3 bedroom with attached 1 car garages.
Observing the market trends shown in the chart below, you will see the tell-tale indicators of a value appreciation. Sold price per square foot (g) is trending up while average sold price (d) trend line remains level. Note also that Average Days On Market (f) is increasing.
Together, these trends suggest seller are holding out for better offers while buyers are spending MORE for homes of smaller size in this community.
