April 30,2008 This is my first blog and I hope I am doing it right.
I have 2 clients, one from New York and one from Sandy Utah, who both have new spec homes they had built here in Utah as investment properties. Now it is my fun experience to find the exact right price that will get these homes sold quickly and make the owners some money, as well as earn me my well-deserved commission.
Both of these homes are in Cedar Hills Utah and are in the same subdivision. There are a few other new homes just being finished in that same neighborhood. When you look at the foreclosure market that has hit nationwide, it is a bit daunting to say the least. I have come up with what I believe is the right price for both of these homes and have put an ad on Craigslist to see what kind of response I get. I have high hopes that with some good advertising, great flyers in the flyer box on the property, and my terrific positive attitude...that they will both sell soon and close to the asking price.
I've had a lot of fun with the house by the owner from New York, as I have been privileged to help choose all the finish products, from the cabinet style, door style, color and finish, to the floor coverings, the paint colors, the door hardware, the faucets, the lighting, the appliances, the counter tops, the tub, shower and sink surrounds, and the landscaping. The owners and I have had numerous phone calls and burned up the internet with emails making sure everything is just perfect. I have to say that I am very pleased with the results.
The second home I was brought into was by the builder himself. The owner is a delightful woman and fun to work with. I am excited to get them both on the MLS however, there is a bit of finishing work still to be done before it can be listed...so I and the owners are impatiently waiting for it to be completed.
