What does Real Estate and Social Media have in common?

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

Does Social Media help you or bug you? What is the best way to use Social Media in Real Estate? Many of you may shout out how not to use it. I too, get pestered every day with mountains of unsolicited listings and a new trend of tagging my name as well as other agents names in ones post to attract viewers. Active Rain is running a challenge for us to write about how we use Social Media in Real Estate.

I jumped at the chance to share another story. Social media is such a vast term right now that accompanies many sites, not just the popular ones. Most of my Social Media starts with Active Rain. Writing a blog every day on a variety of my new listings, market reports, tips on buying or selling or sharing a story that both teaches and entertains.

Once my blog is published, that is where all other Social media comes into use to promote that blog, that message and myself.

The one question I often get, is what kind of results does one get from these efforts. The first goal of Social Media is to remind those who I already know what I do. That I am a hard working Real Estate Professional who can help them Buying or Selling a Home.

The second goal is to market and or advertise my new listings. You would be surprised at how many people "know someone" who would love that new listing.

The third goal is to reach out to consumers, attract them to my blog and introduce them to myself through my writing and publications. After referrals from those who I did a great job for, my blog is my second leading place I attract new clients.

MY NUMBER ONE MESSAGE IN ALL MY BLOGS:

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

So, Scott Godzyk , the question to be answered then is, "Do you have definable proof that your social media activity benefits your bottom line?" I always ask others this question; interested in your answer.

My latest proof is current as a new listing today Sandy Padula and Norm Padula, JD, GRI where a person I have not seen in years saw my AR blog I posted on Facebook. She was ready to sell her home but not sure where to start. She said after seeing my blog, she remembered  I was in Real Estate and after reading my blog knew it was me she would hire to list her home. The cost was time, which was well spent.

Sally K. & David L. Hanson I really feel some of the best promotional power my blogs have is reminding those who i have already made an aquaintance with that I sell Real Estate. It reaches out 24 hours a day 365 days a year saying "look at me - this is what I can do". Then there is the blogs such as market reports or spotlighting a community that reach new potential clients. Writing for sale, pending and sold blogs scream "look at how active I am". And...yes my blog does get read by those who i would never think saw it, especially my teacher friends who tell me to capitalize my "i's"

One thing that I have always loved about your posts (other than the fantastic information you always share) is how you use each post to really tell your story and what you offer.

Normally I'm turned off by all that stuff in a signature line but for some reason yours doesn't bug me but makes me appreciate how well you do it.
