Seller Tip of The Week

Seller's are you looking for good solid information on selling your homes?  This is my Seller Tip of the Week for Selling a Home In Corpus Christi.  This is one tip that no one really thinks about, until it's too late.

Always check your fireplace flap, and make sure it is closed.  This is one thing you don't think about as you are doing all of your cleaning, staging, decluttering, painting etc.  I am sure you are wondering why this would be considered an important tip.  See the story below..................it could be you - but it won't be because you are reading Brenda J. Andrew's Seller Tip of the Week when Selling a Home in Corpus Christi.

I was out showing property last week and things were going fine.  We went to several vacant homes, then finally to one that was occupied.  As I opened the door, and called out ......."Realtor," I started walking in the front door.  All of a sudden, a bird comes flying our direction.  I didn't know if this bird belonged to the sellers or not, but I was hurrying to close the door right in the buyers face!  I was able to get the buyers inside as the bird flew around the kitchen and the buyers raced upstairs.  As the buyers were literally almost running up the stairs - to get out of the birds way, I called the listing agent.  Imagine my suprise when I found out the owners did not own a bird.  After a closer look, I realized it was a wild bird flying around the house.  Luckily, for the sellers sake, it did not break anything & It was also lucky for us as well, no bites or damage.  I was able to save the day & open the back door so it could fly out!  Whew!!

What an experience, and not the first impression you want for a buyer seeing your home!  Close the flap!!

Now that's a new one Brenda J. Andrew .  Of course I bet your buyers will not have a hard time remembering that house out of all the others that they look at.

Hi Evelyn Johnston, hopefully they did.  I think the agent was really suprised.  Hopefully she passed the information on to the sellers!  I wish I would have had a video to share, next time I will know!

Animals in houses do make for interesting showings, though they seldom lead to sales.

How much is that little birdie in the window? Very few fireplaces here in Florida so I have never had such an encounter.  Good advice for sellers!

Good morning Bob Crane - I agree.  It is hard to look at a home when you are being chased by a wild bird!  The buyers did not select this one.  Have a great day!

That is too funny Gary L. Waters, Broker Owner, Waters Realty of Brevard, LLC.  I'll have to remember that for the next time - that would have made a great blog title.

That bird story is crazy. I would have thought it belonged to the seller too but thta wasn't good to have flying around for a showing.

That's a good story, with a happy ending.  But it made a bad first impression for the buyers and maybe just enough to tip the scales the wrong way.
