YouTube Thursdays - Creating Feelings to Sell Homes
Video remains one of the most important marketing tools you can use to make contact with prospective clients in 2016.
According to Inman - 86% of online house hunters watch videos to learn about a specific community. Where are the closest shops and restaurants? How far is the nearest airport? Are there recreational opportunities nearby? If you're doing your sellers justice, you'll always include a lifestyle video for your listings. If you're one of the few ( or only one ) providing this service in your market, prepare to jump ahead of the pack. However, keep in mind, videos need to be high quality and entertaining. If you can't do it well, hire someone else to get it done. Value minded? Contact local colleges and tap into the talents of budding videographers.

Savvy marketing pros, they recognize the power of "feelings" to sell homes. When you list a property, ask the sellers why they chose to live there. You'll often tap into the emotional aspects of the lifestyle by listening carefully to their responses. This information is bottled gold when it comes to marketing.
Take a few minutes to watch this video. While, professional and nicely produced, it tells us very little about the lifestyle. Instead, we're left wondering where this property is located in relation to nearby shops and services, etc. Is it in the middle of nowhere? And if so, what is the benefit of the lifestyle? Sell it! More importantly, what are your thoughts?
Now watch this one. Charlie Dresen often combines an inside home tour with the lifestyle benefits - it's a time and money saving option if you are going to hire a pro to produce your listing videos. Note the huge difference in what you feel, and learn, in Charlie's video as opposed to the ranch in Curlew, WA.
