House description 1963 real estate

Look!  I captured this treasure in an antique store for 10 cents.  It is a card with a house on one side and a description of the house on the other.  Further examination indicates that it was a method to market the house!

I fail to find a state but perhaps you know where Benton Harbor is.  It has the broker's name (Lindenfeld), the price of the house, the size of rooms, the taxes, the terms of showing and just about the same thing we put in our MLS listings today!  It says it has a full basement so that rules out most of the South as its location.  It even says the information is believed accurate but is not warranted.

I love the card and if you know this Fred and Ruth Baker, tell them I have a neat card regarding the sale of their house in 1963!

That is SO cool and I have to admit that when I started real estate in 1986 I made similar marketing flyers with a picture glued to the front and the details of the property just like the one you showed!
