This post is intended as a counter-post to an Active Rain member’s post in which he was ready to bury the professionals who sell real estate, i.e., realtors and brokers, six feet under under the pretext of the MLS being dead...; his premise “...the elimination of the MLS vis-a-vis Realtors as being just a question of time…” I could not disagree with him more vehemently.

My intent is to address this on two levels, thus indicating that this doomsday scenario will be very unlikely for various reasons. One of them being what is taking place on the larger level:  the national level and second what Realtors need to do and are doing on the local level.

On the local level, the individual Realtor needs to provide quality client service, plain and simple. This can be achieved by understanding the client’s perception of what constitutes quality service.

Providing value is another key ingredient for Realtors not just to survive, but to prosper. How do you achieve value? One could write a book, not just a paragraph. The short answer is providing knowledge, experience, and management of expectations.

A lot of people see reality shows on TV and think real estate is a snap. What they don’t’ see is all the moving pieces and thus, it can be a stressful process. Appraisals, loan documents and inspections can add to that stress level when these events cause delays and or roadblocks. And let’s not forget that one of our roles is taking on that stress so that our clients do not need to…in other words, reassure our client that everything will fall into place.  (Needless to say, the Internet portals of Z & T cannot personally manage that for a potential client.)

Building relationships is equally important to this formula. People like doing business with people with whom they get along, have similar values and/or people they know. This is achieved through various social and business levels, something with which internet portals cannot compete.

Relationship building begins with communication, questions and answers. Once the local Realtor determines this, that Realtor is on the way to establishing a relationship and personal value that the Internet portals cannot provide or surpass.

Considering assistance to relocation clients brings the value of a Realtor to an even a more elevated level. Introducing the potential buyer to the new community…. this is equally more encompassing. This is all done on the local level in the “trenches” as one might say, not on the Internet.

On the national level there are a great many things in the works. One of is “Upstream” a/k/a UpstreamRE LLC. The short version is that it will provide agents with a simplified data entry process while allowing agents to control the distribution of their listing. Hence, each agent will be able to decide when and where to send their listings. Ultimately this will eliminate the Z & T of this world, since without data they have nothing. Only desperate agents who buy into their theory of the ‘zip code concept’of generating buyer and seller leads may help support Z&T.  In addition to Upstream, Realtor.com is taking Z & T head on as well by providing better user experience. Therefore, the MLS is here to stay as are Realtors – perhaps only a bit different as to what one is accustomed to right now.

Ultimately the key is for Realtors to survive and prosper is to be tech savvy, marketing savvy and very knowledgeable about the sales process.

 Here in California the sales process is very detailed and we have a great many disclosures which protect buyers and sellers. This trend is not shrinking rather it is increasing. Many other states have similar disclosures this in turn will provide and maintain the value of the knowledgeable Realtor as well as their need.

 The Z & T of this world have helped the Real Estate community in waking up and recognizing what the consumer wants and Realtors recognized it and are embracing and helping their clients and are providing a better buying and selling experience.

I agree that real estate agents will always be needed and valued, but I think MLS needs to become a national user friendly site or it will cease to exist. Many of my clients choose to use Z & T in addition to using my MLS feed site because they can get much more information about area statistics and demographics. They can now do cma's on the big Z. Instead of resisting these sites, MLS and the Realtor community should learn from them and incorporate the features they have that buyers and sellers like if we want to remain relevant.

I just hope that NAR does keep control of the data we are now assembling and its distribution. I fear, however, that NAR will once again be tempted to monetize that valuable resource and sell it off in the same way they did realtor.com.

Hi Endre: one thing in this techie world. If you have a listing, you get attention. If you are strictly a buyers agent, that's much tougher. And I agree with you that MLSs should be much more competitive to Z and T. Clients go there all the time because, also, they are at the top of a search. But what then? They need someone to go show the house. Etc.

The lead purchasers may be on borrowed time, but the competent with character will always be needed.  Those that build businesses by creating advocates out of closed clients and further those relationships will have careers more than ever; too many newbies are summer soldiers. Anyone that has closed several deals per year knows how hard they are and how many do not close for everyone that does.

Agents should never be worried about people with deep pockets that want their business. Agents should be focused on what keeps them relevant going into the future. Think about Encyclopedia Salespeople that used to go door to door. Are they still doing this? No. The web changed all that and we adjusted and you will to. Now go back to work people...

Sally K. & David L. Hanson While I'm one who strongly believes that there's no substitute for experience, I also know that the vast majority of the consumers are NOT of the same opinion.


The simple fact, is that the real estate consumer (sellers and buyers) are more interested in saving money than they are in having an experienced agent working for them. Look around, and you'll have to recognize the reality of this fact, whether you like it or not.


I'm sure there were some buggy whip makers who believed they'd always be relevant too.


However, progress moves forward without consideration to you or I, whether we like it or not.

I don't think agents are 'going away'...however, the changes come so fast!!  What I really wish would change is the perception that we 'make too much money' and 'don't really work' that much.  Also, would like to charge a retainer as buyer agent.

There will always be those who choose to walk across a minefield without a guide (FSBO) or with only a hand drawn map (Zillow/Trulia).  And then there are hose who choose to have a professional guide (Realtor).

The experience to get you to the other side!

A couple of observations:

1.  We are feeding the animal that is eating us alive - Trulia and Zillow.  If we stop feeding them, they will die.  Upstream sounds like a possible alternative, but cutting off the "feed" stops the bleeding IMMEDIATELY.

2.  NAR is becoming less relevant every day.  If not for the convenience of forms, I would consider them utterly useless.  Yes, I am a member.

3.  There have always been FSBO's, there always will be.  If we can not make ourselves viable and "worthy alternatives" then that is our problem - not a seller that decides to DIY.

4.  Even Trulia and Zillow know that in the end there has to be a real estate agent - Realtor member or not.

5.  Do you know that in many states the VAST majority of real estate licensees are NOT members of the NAR?  For example, in North Carolina there are 96,927 brokers licensed, only 36,440 belong to NAR.  I read this to mean NAR is not nearly the force it wants people to think it is.

You said it like it is, and I agree witih  you 100%.  We are not going anywhere ... set aside the small percentage of  DIY real estate, the majority of people still want a Realtor who is available to be there from start to finish and those clients appreciate our services and are happy to have representation on their end.  MLS is not going anywhere either.  It may change its face a little in the future, but technology never sleeps.  It's ever-changing.  We need to be the constant reliable resource!

Endre, the one thing MLS does is enforce TRUTHFUL disclosure and TIMELINESS.  I'm still amazed that the home across the street from me which sold 7 years ago is still listed for sale in both Z & T and not even by an agent who even has an active license.  There certainly are some things we need to do both with technology and with changes, but we continue to grow as people demands change.  Just a little slower than desired.

I see listings from the "WAYBACK MACHINE" that have been occupied/sold for years. Have gotten calls from the owners who have asked that their home be taken off market. We did take it the listing down and closed it. every once in awhile there it is again. Realtors will always be needed. FSBOs get tired of no calls or the calls they do get are complaints. MLS is needed to verify status.

Totally agree with you Endre!  There are somethings that the internet cannot benefit the consumer.  They've been trying for a number of areas, like replacing bank tellers.  When it comes to money, consumers want that extra attention that internet portals cannot offer.  They cannot answer all questions or provide the total secure feeling that the consumer will have while working with a live human being.  It's good for general information, but that's the length of it's benefits.  Otherwise, you need the personal attention and experience that live person will bring to the table.  Especially, one whom listens.

Endre,  I do not see the MLS or real estate agents going anywhere in my lifetime ... however long or short that may be.
