Agent feedback calls: Nuisance or Necessary?

 

 

Over the years, I have found the quantity and quality of calls requesting feedback to wax and wane inversely with the level of activity in the market. From 2000 to 2005, I could count on one hand the number of requests for feedback calls I received per month. Now, I’m getting called before I get my seatbelt fastened to move on to the next property.

 

Do you make or respond to requests for feedback on listings? What do you consider effective strategies in seeking feedback? Do you return calls asking for feedback? What situations really annoy you?

 

Some of my pet peeves:

  • If you want my insights, call me directly; no assistants, automated queries or emails;
  • Don’t wait a week after I have been through and expect me to remember lots of details;
  • If you want my opinion on price, don’t be insulted when you receive it;
  • Don’t argue with me about adjectives I use to describe the dump you called “a diamond in the rough”;
  • Don’t keep me on the line for 15 to 20 minutes hoping to find ammunition to lower the price;
  • Be professional and polite.

Well the truth is...  Sellers demand it in my market and I have been thankful for tools like www.HomeFeedback.com that automate the process and improve the response rates.  Plus the sellers get the feedback sent right to them!

Hi Steve. You're absolutely right about many sellers having the expectation for the follow-up. I know this comment will cut across a lot of time management grains, and, I have seen a number of the automated tools and their reports, but I think most fall short in getting to the gist of the agent's reaction. Maybe it's different in other parts of the country. Many agents in the Metro DC market simply do not respond. I appreciate the HomeFeedback.com recommendation and will review it.

I laugh when an agent calls and said "you showed my property and I wondered if you had any feedback?"  Okay what property?  Oh the one in xxxxx.  Okay what property in xxxx.  Oh the one on xxxx street?  Okay there are 6 properties for sale on that street, could you be a bit more specific?  By the time we narrow down what property they are asking about I am out of patience and I quite frankly if my clients were interested in it I would have called you first!
