In today's competitive market, you really need to listen to your agent's advice today.  Allow them to be your advocate throughout the entire listing process.  Make sure you hire an agent that will price your home to sell.

Often times, the highest price is not the best.  An agent that will list your home overpriced, assumes that they can take the listing now, and then beat you up on the price weekly until you cave in.  That's not going to work in today's slowing real estate market.

My suggestion is to price your home 5% below the recent settled comparables.  The market will not allow you to sell too low, as when a home is underpriced, more than likely you will received multiple offers and create a bidding war on the property.

Do the right thing, list your home with an agent that will be pro-active, and price it right from the beginning!
