Inspirada is a master planned community near Las Vegas, in the southern foothills of Henderson, NV.  Toll Brothers offers five beautiful collections, each one having several floorplans to choose from.  Included in the collections are single family homes, townhomes and condominiums with some very unique designs.  The prices for these luxurious homes start from the low $200,000.

I was previewing homes for some clients in Inspirada and it was a picture perfect day!  So, I thought I would share the pictures of these gorgeous homes.  I hope you enjoy them!

John: Yes it is a beautiful complex.  Actually, the market here has been heating up.  That is why I was out previewing new homes for clients.  The new home sales agents said that they were starting to get a lot of activity recently.  One agent had 9 contracts written for the past weekend.  Sounds busy to me!

 Jeff and Mona:  They are really beautiful homes in a great master planned community!  I think they will sell fast!

Roberta, very nice development by Toll Brothers in Hendersonville. They always do good work although I have found their salespeople hard to deal with. I love that fountain. Beautiful architecture.

I like the design elements the builders are using at Inspirada. The only question I have about the master plan is how long will it take to reach a residential population that can sustain the commercial areas. Still, there are some great values in the first phases of development.

Debbie:  The pool area is always my favorite!

Gary:  Toll Brothers do great work!  I haven't had any problems with their salespeople yet.

John:  Inspirada has come a long way since I was there last!  I think you and I talked about how long it may take to get done.  I mentioned that in my last blog on Inspirada, but there are some great deals there now!

Very nice post. 

A client of mine was concerned about "problems" at Inspirada.  I think they're referring to a default on loan payments by Focus Group.  Have you heard anything about that, or it's effect on developement?

Damon: Focus Properties did receive a default on both Inspirada and Kyle Canyon in the far North near Mt Charleston. They paid off their $330 mil end of the debt on Inspirada and it's future debts. There is some question if a couple of the smaller builders will be able to buy their lots on schedule. The build out of all 13,500 homes on the 2000 acres was pushed from 7 years to 10 - 15.

When I was there for these picture they had built quite a bit and the park, rec center, and pool was already opened. Mertiage opened 4 new neighborhoods in May.

The retail end, Town Center has also been pushed back and I don't have a firm date on that. Just down St Rose, M Resort recently announced they are adding a 1 million sf mall attached to their complex. The resort opens next year, the mall said to be half anchored by department stores opening 2010- 2011. Should give that general area an extra boost.
