Realtors, how many times have you taken a listing thinking you could convince the sellers to make some necessary changes to their house and you came to realize that this wasn't going to be easy?  In fact it might be almost impossible?  This is a recurring problem that I keep hearing from agents.  

Sellers object to change for many different reasons: economic, personal, and emotional.  If you cannot convince them that the change is necessary, have you considered enlisting the help and advice of a professional stager?

A Professional Stager with kind persistence, can help you and the sellers over these hurdles. 

Here are some photos of a listing where the seller's home schooled their children AND their living room, the first room that you see as you enter the house, was the schoolroom. The agent did not want to insult the parents/teachers and so she didn't discuss the issues about first impressions, but she knew that things could be better, so she called me.

Was this a problem...of course.  First impressions really are crucial in selling any house and most people would not be able to visual this space as a living room when it's filled with school equipment and supplies.

Here was the first step that the seller's took WITH time and stager persistence and patience.   The two-toned paint treatment became more neutral and more appealing to a broad spectrum of potential buyers.  A bonus was that the sellers liked it too.

Another week passes and here's the next BIG change...the classroom is gone.  It took a lot of talking and discussion but these were serious sellers and they became willing to give it a try.  School is moving to the dining room table and everybody now enjoys more open space.

 Can and should more be done? Yes, but we'll give it a bit more time.  Of course it's best to get it all done and move solidly forward towards a SALE but sometimes it just doesn't work that way.

Great information.. can really see the values I think not only is staging important but the quality of photos .. remember to get them to see the value of your staging the on line photos are the first key

Eric and Linda, thanks to both of you for commenting.  Do you have a stager(s) on you RE team?  I still have a lot to learn about photography and making adjustments.  Sometimes I wish we had more overcast for me to take my shots, but I'm not complaining.  Wish I could afford to hire a professional to take the afters.

Great job!  I agree, when we agents can't convince our sellers, it is helpful to bring in a stager as an objective but professional third party.

Kathy, thanks for stopping back in.  Sometimes these "challenges" seem overwhelming but when the result is positive it's all worthwhile.  Of course agreeable (with time) clients help!

YOU know how difficult it can sometimes be to get the message through.  Sometimes it works and sometimes not.  Now we just need to see that SOLD sign!  They did get an immediate offer but it was unreasonably low and the bank denied it.

Krista, I love the WE MUST in caps.  Thank you.  I hope that you have a prof. stager on your marketing team.  I should have included in my blog post that we stagers shouldn't be judged as rude or harsh to your clients, like the mother and daughter team on HGTV.  Finesse is as crucial as timing and sensitivity.
