What Happened to Social Marketing?

Data Marketing for Real Estate

What Data Marketing is and how it can be helpful in real estate. We are shouting from the rooftops "Get a website, Keep Blogging, Stay in Touch with Social Media, Build Online Relationships!"

I'm not going to tell you that Digital and Social Marketing is going by the way-side, but I met a man this morning and we had a nice one hour plus phone conversation about Data Marketing. I was pretty impressed by this guy and what he had to say. I must say I was also surprised by some of the things he had to say.

A long time ago, marketing meant print marketing or going door to door. That method was quickly outdated by other newer concepts. Yes, people still do print marketing and go door to door, and when done effectively, it can bring in new clients.

Then became the age of digital marketing. Now your listings went into a huge MLS database and even appeared on (Oh MY Gosh!) the REALTOR.com website!!

From there it just seem to snowball. Every where you turn is a new opportunity to showcase listings and seek new relationships and clients!!

Data Marketing for Real EstateData Marketing is different.

It is still digital marketing, but on a whole new level.

Like this guy (Ben) said, their company has access to all types of databases and all types of information that would be helpful in targeting a market for a home or property for sale.

For example, Ben said he had been out West on the Coast and had seen all these expensive coastal properties for sale. He had said he approached many of the Agents who were marketing these properties and asked them what they would think about him having a database of all the people who were looking for homes in this area, in this price range who were pre-approved. And he got a blank stare from the Agents. They wanted nothing to do with this type of "targeted" advertising even though Ben could provide them with a super fantastic deal and help with the marketing to the database!

Now, I'm not sure how you would feel about this... But if someone came to me and said,

"I have 50 Agents right now, who need blogging and social media assistance. Not only can I get you connected with them, but I can also help you market to them."

I would be on-board so fast it would make my Assistants heads spin! It would be like having all the best clients available to me and all I have to do is pick the best fruit.

I look at several factors Kathy Goldman , the first being cost/benefit. No I am not willing to give up 25% of my commission or more for even a viable lead. I work to hard on my end to give up that amount of money. Next I need to evaluate whether I can effectively handle an increase in the business I have. Would 3 more clients a week mean no more time off, no vacation, 2 hours less family time per day? Sometimes the business is just not worth it. As the Broker/Owner of National Marketing Realtors you may say "just hire more agents". Easier said than done, licensed agents are not beating down any agencies door that I'm aware of. So that's why not in my case... at least for now until things slow down a bit.

Totally understand, Bob! It's weighing what you have already against what you could "have or lose" be it money or time! Good point!

Interesting stuff.  Our marketing methods are constantly evolving.  Sometimes it is hard to keep up with them all.
