It's not always easy to keep up with mowing, gardens, and landscapes, but if you are trying to sell, keeping the yard and exterior looking well maintained can help get potential buyers in the door! I know it's hot, so you might want to plan outside work for early mornings, or late evenings. Thirty minutes a day will add up over time. If you have to and can afford it, hire someone to mow and work on the landscaping.

 Pay attention to the entire exterior of your property. That includes the mailbox, driveway, sidewalks, mulch, flower beds, grass, deck, trash can area, garage door, fencing, front door, door knobs, windows, gutters, shingles, playground equipment, patio, brick, siding, grill, storage sheds, chimney, etc.

 Make a list of anything that looks like it needs work. Then divide your list into 30 or 60 minute projects. Then just do a project every day or two. (1) Paint or replace mailbox. (2) Add mulch to X flower beds (3) Wash deck. ( just use water and white vinegar if it's not too dirty). (4) Paint front door and add brass kickplate. etc, etc.

 If you've been burning wood in fireplace or woodstove, and you haven't had the chimney cleaned in 2-3 years, call a chimney sweep and get it done. It's not expensive. Save the receipt.

 Do the same with indoor projects. Basic maintenance is a good selling point. Change filters for furnace, clean rugs, replace dirty switch plates, check caulking around tubs, keep everything as clean as possible. Just break projects down into 30-60 minute jobs room by room. (1) Replace toilet seats (2) Clean bath #1 (3) Take unwanted items to Salvation Army or Red Cross (4) Scrub laundry sink and check washer and dryer hoses and vents. etc, etc

Always think cleanliness and maintenace. Know when a licensed contractor is required. Don't try to do your own plumbing or electrical repairs if you don't know much about plumbing or electric.
