I was checking out Barry Cunningham's post over at BHB and the title of the post really caught my eye.  I read his post because of the title.  You must be saying "Why do you think the title is so special, Kevin," and I would tell you that my personal philosophy on the current real estate market is exactly opposite the majority (like 99.9%) of agents.  That brings me to the reason I love the title.

When I tell most agents that I think the market s*cks and I can't wait for it to get worse (that's right), I am immediately met with great resistance, mostly in their body language -- but I can feel it.  

"It's Gonna Be a Bloodbath"

...was one of my quotes from some article I was interviewed for. I was ridiculed for that one.  "How could I say that to the media?"  I thought to myself--"these agents just don't get it."  Nope.  None.

Let the Blood Flow Like a River!

The market can only correct itself when the healing process begins.  Oversupply.  Nasty, nasty word.  Someone's gotta lose money.  Someone's gotta HELP these people sell (if they really need to), might as well be me!

Golden Nugget:

1. Answer the phone! If you are not going to commit to the business, please get out of it. There are buyers out there ready to pull the trigger on deals and they can't even get a hold of the agents listing the property. We hear this time and time again. We even hear it from other agents.

I'm Going on Vacation Tomorrow (now today)

and am at the office.  It's about 9 pm.  I look at my call log.  A customer calls in and requests information on Canyon Ranch Miami Beach, which is a new outpost of the Lenox & Tucson spas.  I so don't wanna make ONE MORE call tonight.  My desk is clean.  I'm on the road (in my head) to Key West.  I'm not returning ONE MORE call.  "Sheez these people need to understand that I need a break, too," I think out loud (as I kick the desk like a child).

I'm a pro!  I'm gonna return that call!

Kevin, you are a pro.  You will survive.  And I believe you are right.  The market will get worse.  There are still a lot of mortgages in place about to reset and then a good percentage of them becoming foreclosures 6 to 10 months down the line.  Every lender is tightening up guidelines.  There are also a number of large lenders like Wachovia who believe they can re-sell their foreclosures by guiding them to realtors vs using an inplace channel to manage the re-sell of foreclosures.  Banks just do not have their organization in place to execute the re-sell with the current volumen.  I suspect the end result for lenders like Wahcovia will be high inventory and higher assets needed (by law) to be reserved to cover their foreclosure inventory which means they cannot use these funds to lend.  The faster inventories are turned, the faster this market will get back on its feet. Kevin, I couldn't agree more with your opinion on the market worsening.  It seems that the worse it gets, the more I'm selling.  I'm one of those that answers the phone and returns calls as well, that's why we'll still be around while so many other Realtors are working at Starbucks.
