Port St Lucie and St Lucie West Real Estate Market Update is  beyond outrageous in the statistics to say the least! 

Short Sales in Port St Lucie and St Lucie West Florida are going to become more common place as the lenders do not really want to own another property in Port St Lucie Florida. According to Forbes magazine, Port St Lucie Florida is the 3rd highest foreclosed upon city in the United States. 

There are 5071 active listings in the MLS. That means that there are 5071 properties for sale in Port St Lucie and St Lucie West Florida that are residential sales. This does not include lots for sale.

The listing prices are between 49,000, the lowest price and $688,000 being the highest asking price. 50 properties are listed under $100,000. There were only 3 above $300,000. Most all the rest of the actives were between $100,000 and $299,999.

194 of these properties are bank owned properties according to the Regional Multiple Listing Service.

252 of the active properties are short sales according to the MLS data. There actually are many more short sales than that number because our MLS here just came up with the box to check off that the property is a short sale. Also, many agents do not know that their listing is a short sale so it is not listed as such.

In the month of April, 635 residential properties were pending or sold. 114 of those sold properties were listed as bank owned properties. There is no way to tell how many were really short sales at this point because that is not in this MLS system yet. This month is when they added on the short sale term.

40 of the pending and sold properties are under $80,000, 10 under $90,000 and nearly 400 under $200,000.
