So here you are... you have an accepted offer on the house you want... and inspections have been done... and this is where the negotiations can break down very quickly:
As you know by now, no home is perfect, and not even brand-new construction is flawless.
During the inspection process, the inspector will tell you about the quality and condition of the exterior, interior, roof, windows, doors, floors, appliances, heating & cooling systems, electrical & plumbing, etc., and will bring up any other pertinent issues. The inspector will also make you aware if your future home is not up to current building codes and what should or needs to be done.
While sellers are usually not required to bring a house completely up to current local building codes they should at least correct issues that are outright dangerous or would prevent the sale alltogether.
However, to avoid losing the home of your dreams, try to negotiate a repair or price reduction only when a system is unsafe or is not working at all.
It's also best letting your agent do the talking and negotiating for you... it keeps things civil and business like... but make sure that your agent knows your wishes by heart and has quick access to you if a negotiation point has to be revised or needs to be discussed.
In the end, make sure that all repairs or conditions are agreed upon in writing. Some people might feel that a handshake is enough, but it's essential to be clear on paper of what is expected in the end, and when.
