Open house season is sizzling! How are you setting yourself apart from the competition? We’re here to recommend some best practices to add to your toolbelt. Below are some key tools and systems to make the most of your open houses.

 

What to do at an open house

    • Get the attendees signed in! Introduce yourself to your visitor and get them signed in together. Working with them for their information in-person greatly increases your chance of walking away with the right information to follow up.

    • A great way to capture a visitor during an especially busy open is to use a text-to-lead service. Have a code they can text to get more information on the property, as well as capture their information for you!

    • Follow up. You’ve successfully captured their information, now warm them up by following up. Thank them for stopping by and check in on their home search.



What to have at an open house

    • Information. Provide flyers, links to your listing website that visitors can read while touring, as well as take with them for further mulling.

      • Types of additional information:

        • Homebooks. Create a custom “book” for the home, featuring additional info, photos, area info, a message from the seller about what they love about the home. Click the book to read more about homebooks from a fellow AR Friend Jeff Dowl. 

        • A list of similar properties. Perhaps this home doesn’t fit, but you can help them find the one that does! Help them continue their search and add your contact info. 

        • Financing Options: Most people that walk in are going to need to finance their purchase. Make sure your lender has provided you with what financing this property could look like for someone.

    • Flowers. Maybe it’s old school – but it works! Flowers are fresh, lively and give a pleasant aroma. These are all aspects you want to link to the house you’re trying to sell.

    • Open Windows and Doors (If the weather is right): Opening windows and doors will help bring extra light into the space and make things feel bigger and more open. Plus, you're going to have 50 people come through, so you'll want to keep the air fresh and circulating!


Tools you need for an open house

    • Social media and online marketing: Start early with your advertising and market your open houses at the beginning of the week to give you the most days of exposure. Post to your Facebook and Twitter to get the most eyes on your listing and traffic in the door.

    • Contact capture system: Ditch the paper sign-ins and opt for a fool-proof capture system. One option is to use an app to sign in visitors, having them fill out a short survey of contact information and property preferences.

    • Tons of signs! How many directional signs are you putting out for your open house? Double that! On the Ben Kinney team, we try to get out 20 directional signs for every open house. We don't always succeed, but you'll have no problem finding it. And our open house directional signs even help us drive more leads for our business ... even if they don't stop by the actual open house we are marketing. 

A text-to-lead system (like KWKLY) is a great option and a more subtle way of gaining their name and number. Your visitor gets the benefit of additional property details and you’ve discretely captured their contact information. Everybody wins!

Lots of good tips except for marketing other properties during your open house. My focus and only focus is to sell the home attached to the open house, after all, don't you think the seller would be upset to discover your energy and efforts were not solely on marketing their property? I would fire the agent immediately under those circumstances if I was the seller, wouldn't you?

Ideally at any listing you lauch someone next door walked in wanting you to represent them selling.  You also find a buyer or two not necessarily interested in your listing.

The sellers or neighbors love to see a realtor cleaning up, mowing lawn.... A great way to strike conversation.

Do it virtually is way harder esp you got 1000s of agents in your neighborhood already.
