Tenant Occupied Listing...Should I stay away from this?

I have been communicating with a homeowner about listing her 1 bedroom home in a nice ittle town.  Her attempts at selling it in the past resulted in just frustration.  The tenant did not cooperate with the listing agent with showings.  Thus, the listing expired.  Now, many months later, the seller finds herself in a position where she (an out of state landlord) wants to dump the property.

Well, she made another mistake.  It is once again occupied by a new tenant.  Altough when she interviewed the tenant she appeard to be sweet and cooperative, she is pretty much taking control of the house as she feels it is now "Her Home" and can do as she wishes; pays the rent when she feels like it, etc.  Now she has a very scary lookng, load and aggressively barking dog!  I suggested she get a local attorney involved to advise her.   

 Last night the homeowner called me again telling me that she is giving the tenant a second chance because she gets calls everyday (since receiving the notice of eviction that she mailed out on her own two weeks ago) begging her to let her stay!  She promisses to pay the rent on time, etc.  The homeowner wants my help in collecting the rent from this tenant and also to list the property for sale.  I told her I was not comfortable with taking this listing for a number of reasons:  1) I don't think the tenant will change her ways.  She will NOT cooperate with showings.  The tenant already is telling her that she has to be present for any showings.  Yes, she does work, which limits the availability to show.  2)  The DOG!  I don't feel comfortable with her dog on the premises, nor would I feel comfortable sending another agent to show the listing.  3) The tenant herself!  From certainthings the homeowner shared with me about the tenant, I don't know if I want to be in the same room with this person.  Please help me out.  Have you had an experience similar to this one?  If so, please tell me how you handled it.  Looking forward to your comments.
